Terreport Inspection Phrases Library
Stop re-typing identical defect descriptions on every job. Secure your business, save your evenings, and deliver professional, liability-protected reports in half the time.
As a professional inspector, your report is your single greatest legal liability. If you phrase a foundation crack, a structural chimney failure, or a complex infrared anomaly incorrectly, you risk exposing your business to unnecessary legal scrutiny.
I am a certified inspector who built this library to solve a specific problem: software bloat. Most narrative libraries are filled with 10,000+ generic comments that take weeks to prune and organize. I’ve taken the opposite approach. I have spent hundreds of hours engineering, testing, and refining these 1,144 high-impact, high-frequency narratives specifically for the modern inspector’s workflow.
Why This Library is the Secret Weapon for Your Business:
- The Liability-Reduction Formula: Every single narrative in this set is built on a proven 3-pillar structure:
- Observation: What is the specific defect?
- Implication: What is the actual risk (Fire, Collapse, Shock, Rot, Health)?
- Direction: A clear, legally tight directive shifting the next steps to a licensed trade professional.
- Software-Ready (No Pruning Required): Delivered in clean CSV format, this library is formatted for immediate, seamless import into Terreport (v1.21+). No more wrestling with line breaks or formatting bugs.
- Optimized for Speed: These aren't just descriptions; they are professional, field-tested assets. You aren't just buying text; you are buying back the hundreds of hours I spent writing, mapping, and refining these codes.

Why $120 CAD?
I built this for my own business and am passing the savings on to my colleagues. I don't have a corporate marketing department to support, and I know how much time this saves on the job site. This is a one-time investment that will pay for itself the very first time you use it to protect your business against a liability claim.
Stop typing. Start inspecting.
👇 Check out a few exact samples included in the vault:
🔹 ELECTRICAL (Safety Hazard):
“A double-tapped circuit breaker was observed inside the main service panel (two conductors secured under a single screw terminal not rated for two wires). This is a fire and safety hazard due to potential loose connections and arcing. Recommend evaluation and correction by a licensed electrician.”
🔹 ROOFING (Material Defect):
“Kick-out flashing is missing where the roof eave terminates against the exterior sidewall cladding. This omission allows heavy roof runoff to travel behind the siding system, frequently causing concealed structural rot. A qualified roofing contractor should install proper kick-out flashings.”
🔹 EXTERIOR / GRADING (Maintenance Item):
“Negative grading observed along the foundation wall. Ground slopes toward the structure rather than away from it, which can cause hydrostatic pressure, basement dampness, or structural settlement. Recommend adding clean fill dirt to establish a positive slope dropping 6 inches within the first 10 feet.”
I've switched to Terreport because it is a low cost alternative to all the other expensive Inspection software out there today. And I am guessing you did too. So I wanted to make this library of inspection phrases available to others at a low cost to make it affordable.
