Private, one-on-one guidance on identifying and acquiring raw or agricultural land selected specifically for resilience, climate stability, water access, and long-term value.
Vacant land carries invisible characteristics that trap most buyers into overpaying or purchasing poorly. The wrong geology, the wrong drainage profile, the wrong water rights situation, the wrong access easement — none of these are visible on a listing. They are visible to someone who knows what to look for and has spent decades looking.
The Land engagement covers site analysis, resilience assessment, negotiation strategy, and guidance through the acquisition process — specific to your geographic target, household objectives, and budget. text formatting such as heading types, font styles, alignment, ordered and unordered lists, hyperlinks and more.
One-on-one methods and negotiation techniques have consistently produced purchase price reductions or overall land budget savings of $50,000 to $75,000 per engagement.
The $10,000 fee pays for itself several times over before the transaction closes. What you are paying for is the ability to see what a listing does not show — and to negotiate from that knowledge.

Yes, but there are limits. To take the best advantage of our coaching program I have found that all intial orientation and the first 2 hours of interaction is usually all both members need to be involved in. After that, one person takes the lead. It doesn't mean the other person must not be present, but my program is focused on a one-on-one interaction. We can always break-up sessions and schedule over a 30 day period to allow the typical questions or concerns to be addressed.
