Understand the 60% Rule
The foundation of the Bulletproof acquisition philosophy is simple:
Your complete operator all-in cost should target no more than 60% of the property’s after-repair value.
That calculation extends beyond the purchase price and repairs. It requires you to consider applicable acquisition, financing, contingency, and holding costs.
Under the Bulletproof framework:
- At or below 60%: The property clears the initial acquisition gate.
- 60.01% through 65%: The deal is marginal and should be renegotiated or strengthened.
- Above 65%: The deal exceeds the hard ceiling.
Clearing the 60% Rule is only the first gate. The property must also satisfy the requirements of your intended strategy.
A flip must produce enough net profit after selling expenses. A rental must generate acceptable cash flow and returns. A BRRRR deal must still perform after refinancing.
The goal is not merely to acquire property. The goal is to acquire it correctly.
