Register every rental property by your deadline, or risk a fine of up to £7,000.

£29 one off payment. No subscription. Yours to keep forever.

From 15 December the new national landlord register opens across England, region by region. Every private landlord has to register each property they let. It costs £65 a year per property, and you'll need your gas safety record, electrical report (EICR) and EPC details to hand.

This kit gets you ready in an afternoon:

  • A checklist of everything the register asks for
  • A tracker that shows when your gas, EICR, EPC and insurance are due, so nothing gets missed
  • Your rent and bills sorted into the right tax return boxes, ready for Making Tax Digital from April 2027

Made by landlords in England. Works in Excel and Google Sheets, on PC or Mac.

What you get

A spreadsheet that works in Excel and Google Sheets, with six tabs:

  • Income and expenses log with drop down categories
  • Every cost tagged with its SA105 tax return box automatically
  • Quarterly totals that match the Making Tax Digital update periods
  • Compliance tracker for gas safety, EICR, EPC, register renewal, insurance and alarms, colour coded so you can see what's due
  • Checklist of everything the new register asks for
  • Room for up to 10 properties

Plus a 7 page quick start guide that explains the register, Making Tax Digital and your yearly checks in plain English, with links to the official GOV.UK pages.

Who it's for

Anyone who rents out a property in England, whether it's one flat or a handful of houses. If you'd rather spend less time on paperwork and never miss a deadline, it's for you.

Good to know

  • One off payment. No monthly fees, no subscription, yours to keep forever
  • Instant download straight after you pay. We email you the link too. If you can't see our email, check your Spam or Junk folder
  • Free updates when the rules change
  • It's a cost of running your rental, so you can usually claim it as an allowable expense on your tax return
  • England only. Wales and Scotland have different rules
  • It's a record keeping tool and guide, not legal or tax advice

Questions

Is this a subscription?

No. You pay £29 once and the kit is yours to keep forever. Updates when the rules change are free.

Does it work on a Mac?

Yes. Use Google Sheets, which is free, or Excel for Mac. Apple Numbers will open it but some of the drop down lists and colour warnings may not work properly.

Can I use it on my phone?

You can open it on a phone, but it's much easier on a laptop or computer. The download link is also emailed to you, so you can buy on your phone and open it on your computer later.

I have an accountant. Do I still need it?

Your accountant will thank you for tidy records. Every cost is already sorted into the right tax return box, so handing it over is quick. It also tracks the things your accountant doesn't, like gas safety, EICR and EPC dates and the new register.

How many properties can I track?

Up to 10.

How do I get it?

Straight after you pay, a page opens with two files: the spreadsheet and the quick start guide. Download both. We also email you the link so you can come back to it any time. If you can't see our email in your inbox, check your Spam or Junk folder, as it sometimes ends up there.

What if something doesn't work?

Email us at hello@landlordlocker.co.uk and we'll help put it right.

I have a property in Wales or Scotland. Will it work?

Not yet. The rules are different there, so this kit is for England only for now.
