Landlord Expiry Reminder Lite

When is the gas safety check due? When does the EICR run out? Is the EPC still valid, and rated E or better? Type the date each was done and this reminder works out the rest, for up to 15 properties.

For private landlords and small letting agents in England with up to 15 properties. The defaults follow the rules for England; you can change the periods in Settings for other UK nations. Not a full compliance system: it does not track smoke and CO alarms, deposits, Right to Rent, history or costs (see our full UK Landlord Compliance Tracker for those).

What it does for you

• Gas safety, EICR and EPC dates for up to 15 properties in one sheet
• Works out each expiry date and the days left. Uses the EICR report date if it says sooner than 5 years
• Status for each certificate: Valid, Due soon, Expired, Missing, or Check date for typing mistakes
• Flags an EPC rated below your minimum rating (E by default)
• Due List: every certificate in date order, soonest first, so you can book from the top
• Dashboard with counts, a to-do list and two charts: certificates by status and renewals in the next 12 months

1. Settings: your name, and check the renewal periods and 60-day reminder window (about 1 minute)
2. Properties: one row per property, with the date of the last gas check, EICR, EPC and the EPC rating
3. Due List and Dashboard: see what has expired, what is due soon and what to book next

Good to know

• Cream (pale yellow) cells are for your input. White and grey cells are worked out for you, and the sheets are protected (no password) so formulas are not overwritten by mistake
• Rules follow GOV.UK guidance for England, checked November 2026: gas safety check every 12 months, EICR at least every 5 years, EPC valid 10 years and rated E or better for most lets
• Gas checks done up to 2 months early can keep the old deadline. This file counts 12 months from the check date, which is the safe choice
• You do not need a new EPC during a tenancy. The file flags an expired EPC so you get one before the next let
• The government has confirmed a higher standard (EPC C or equivalent) from 1 October 2030. The minimum rating can be changed in Settings
• FAQ: Does it send email reminders? No. Open it once a month; the Dashboard and Due List show what is due
• FAQ: Does it track alarms, deposits or costs? No, this Lite covers gas, EICR and EPC only. Our UK Landlord Compliance Tracker does more
