Long description

Renting out a room or a basement in Ontario? This toolkit gives you the paperwork a property manager would use, without the property manager.

It's made for small landlords: people renting a room in their own home, a basement apartment or a single condo, and finding tenants on Kijiji and Facebook Marketplace. Every rule was checked against official Ontario sources (ontario.ca, Tribunals Ontario / LTB and the Ontario Human Rights Commission) in October 2026, with links so you can check them yourself.

Up to date for 2026:

  • The Sep 21, 2026 LTB changes: the 7-day N4 for monthly rent, the new persistent late payment test (3 payments over 7 days late in 6 months), the N12 120-day option, and tenants paying half the arrears before the hearing
  • 2027 rent increase guideline: 1.9% (2026: 2.1%)
  • How to search LTB orders, published monthly on the Ontario Data Catalogue since July 2026

Built for real life:

  • Ads and reply scripts that stay within the Human Rights Code and don't look like a scam
  • A weighted screening scorecard, so you pick tenants consistently and can explain why
  • A fillable room-by-room inspection with a photo log, your best protection at move-out
  • Spreadsheets that do the math: N4 dates, the persistent-late counter, rent and expenses by CRA T776 category, and a rent ledger with a running balance

Instant download. Works with Excel, Google Sheets, LibreOffice, Word, Google Docs and any PDF reader.

FAQ

Does this work if I rent a room in my own house?

Yes. Most tools (ads, screening, inspection, tracker, receipts) apply either way. The guide explains when the Residential Tenancies Act doesn't apply (for example, when the renter shares your kitchen or bathroom) and which rules still do, such as the Human Rights Code ban on discriminatory ads.

Is this updated for the new LTB rules?

Yes, the changes in force since September 21, 2026, as published by Tribunals Ontario. LTB forms changed too: old versions of the N5, N6, N8, N12, N13, L1, L2, L9, L10 and T5 won't be accepted after November 30, 2026. Always download forms from the LTB website.

Does it include the Ontario Standard Lease or LTB forms?

No. Those are free official forms, and you should always download the current version from ontario.ca or the LTB. The toolkit tells you which one to use and when.

What software do I need?

Any spreadsheet app (Excel, Google Sheets, LibreOffice), any word processor, and a PDF reader. The inspection form can be filled in on screen.

Is this legal advice?

No. It's a plain-language toolkit based on official sources. For your specific situation, talk to a lawyer or licensed paralegal.

Refunds?
