Real Estate Agent Commission Tracker
Real Estate Agent Commission Tracker Excel with closed deals, split tiers, brokerage fees, pipeline, expenses, and a YTD dashboard. Know what every closing actually paid you — after the split and the brokerage fee — and what your pipeline is worth.
Built for real estate agents and realtors who want to see, deal by deal, what they kept — without accounting software. Log a closing and the workbook works out the gross commission, your share, the brokerage fee, and your net.
WHAT'S INCLUDED (6 sheets):
- Closed Deals — every closing: close date, property, sale price, commission percent, gross commission, your split, agent share, brokerage fee, and net commission. The brokerage fee follows the fee schedule on sheet 2, so change the schedule and every deal follows.
- Splits and Brokerage Fees — your split tiers (80 percent to 50,000, 85 percent to 100,000, 90 percent above), your current split by formula, deals by split, the fee schedule (350 standard, 495 when the sale price is 700,000 or more), and what the brokerage keeps in total.
- Pipeline — active listings: list price, stage, expected commission, probability, and weighted commission, plus estimated brokerage fees and a projected net commission if the weighted pipeline closes.
- Expenses — every business expense by category: marketing, dues, mileage at 0.70 per mile, and other. Mileage rows price themselves from the rate at the top of the sheet.
- Dashboard and YTD — deals closed, sales volume, YTD gross and net commission, best and worst deals, expenses by category, net income, pipeline, and net commission by month.
- Cover and How to Use — start here. Yellow cells are the only ones you edit.

HOW IT WORKS:
1. Download the Excel file instantly after purchase.
2. On sheet 2, enter your split tiers and transaction fees.
3. Log every closing on sheet 1 with the sale price, commission percent, and the split that applied to that deal.
4. Keep the pipeline live on sheet 3 and log expenses on sheet 4 as you go. Check net income on the Dashboard monthly.
HOW THE NUMBERS WORK:
Gross commission is sale price times commission percent. Agent share is gross commission times your split. Net commission is agent share minus the brokerage fee. Weighted pipeline commission is expected gross times probability — plan on the weighted number, not the full expected number, because listings fall through. Net income is YTD net commission minus total expenses.
WHO IT'S FOR:
Real estate agents, realtors, and brokers who want clean per-deal books, a split they can check after every closing, and a pipeline value they can trust before they count on it.
