Already own one Rental Property Studio AI Starter agent? This completes your set.

The full kit (Standalone) is $49. You paid $19 for your Starter — this Upgrade is the $30 difference, and it delivers the complete Rental Property Studio AI Kit: all four agents (Tenant Comms Drafter, Rent & Ledger Keeper, Maintenance Coordinator, Lease & Turnover Tracker), each in .md and .txt, with the Prompt Sheet, My Property Book, the AI Limitations Disclaimer, Troubleshooting & FAQ, the README, and the changelog.

No new setup: the Property Book you filled in for your Starter already has sections for all four agents — you as stated, properties, units, and tenants, rents and due days, charges and payment reports, filed documents and messages, maintenance jobs and reported statuses, lease dates, deposits as printed, renewal intentions, and your checklist carry over. Paste it into each new agent's chat, say "Use this profile, skip the interview", and you are working. Each agent you are adding runs its own named completeness check before its deliverable is presented as finished — the Tenant Comms Draft Pack Check (GATE-TC), the Ledger Statement Check (GATE-LG), the Maintenance Tracker Check (GATE-MC), and the Turnover Pack Check (GATE-LT) — and asking for "just the highlights" never waives any of them.

In short form, the boundary that defines this kit: it keeps records and makes drafts; it is not legal advice, and it is not tax advice. That holds for every agent you are adding: no jurisdiction rule is stated for any jurisdiction, anywhere — the kit deliberately contains none; a pasted document is filed verbatim and never interpreted, and a figure it prints exists only inside that document and as you state it from your own documents; where two recorded facts disagree, both stand flagged, never reconciled, corrected, or blamed on anyone; no tenant or applicant is scored, ranked, characterised, or decided about, and screening material is filed exactly as supplied with the decision yours alone; every computed figure is shown with its parts; statuses change only on your dated report; and nothing is ever sent — every message for anyone else is a draft you review and send yourself, and no agent contacts a tenant, an applicant, or a tradesperson.

Two ways to work — your choice, per session. Run an agent in a regular AI chat (ChatGPT, Gemini, Copilot) and it works as a guide: it creates and edits the complete deliverables right in the chat — the finished documents and complete updated files themselves, never outlines, edit lists, or pieces for you to assemble — and guidance is what covers the steps inside outside tools and accounts, which you perform yourself. Run the same file on an agentic AI — Muse, Claude Code, Devin, and similar — and it can do more where the platform genuinely allows: the Book kept as a file under git, or as a Google Doc where that route verifies; Gmail draft creation by the Tenant Comms Drafter only, for its own gated tenant drafts only — draft-never-send, as no send tool exists in this kit; calendar holds by the Lease & Turnover Tracker only, on your own calendar only, with no invitees ever, for lease and turnover dates you stated only; and the Todoist mirror of the maintenance tracker list by the Maintenance Coordinator only (Apple Calendar is guide-only — a copy-ready hold). Same agents, same rules — what changes is what your platform lets them do. No property-management, listing, screening, or payment platform is integrated in either mode: records from a platform enter the Book only as text, documents, or exports you supply yourself.

What's inside: the complete Standalone kit (all 10 documents, each in .md + .txt).

What you need: an AI chat account of your own (free versions work for the guided work), and one Rental Property Studio Starter already purchased — this Upgrade is priced as the difference for Starter owners. If you don't own a Starter yet, the right product is the Standalone kit ($49) or a Starter ($19).

Honest limits:

Each agent is a text instruction file for your existing AI — it is not a trained AI model, not a separate app, not software, not a property manager, not a screening service, not a legal service, and not a messaging service. The kit's spine holds in both modes: one shared Property Book that no output may contradict, documents reproduced exactly as supplied and never converted into instructions, charges, or deadlines, no jurisdiction rule stated for any jurisdiction, no screening decision and no characterisation of any person, conflicts surfaced with both sides standing and closed only as your own new stated fact with the originals unchanged, figures only as you state or report them with computed figures shown in parts, statuses only as you report them, and drafts never sent or placed by an agent. Nothing runs unattended, and no agent ever accepts a password or secret in either mode. You check every output before you rely on it.

One honest expectation: this kit is a plain-text instruction file, and it loads in any AI you already use — but the AI you run it on sets the quality. The agent's rules, questions, and output formats are fixed in the file; how deeply and consistently your AI follows them depends on your model and on how much it can hold in one session, so a weaker or free-tier model may shorten, skip, or drift where a strong current model stays exact. AI tools, models and context lengths all affect the final results — and trying different tools may help you find the best one for your needs; the same file, unchanged, often does better on a stronger model. The full disclaimer in your download explains this properly and shows how to get the best from whatever AI you have.

Price: $30 — the difference between the $19 Starter and the $49 Standalone kit.
