The Storage Unit Pricing Calculator Pack
Eight calculators for pricing storage units from your own bills and your own rate per sq ft, not from anyone's rent list.
Sheet 1 turns the facility's bills into a cost per rentable sq ft a month, $0.59 in the illustrative example, and sheet 2 prices each unit size at your own rate. Sheet 3 shows occupancy, what empty units cost and break-even occupancy. Sheet 4 costs a first-month-off offer over a renter's whole stay, sheet 5 weighs a rate increase against move-outs, and sheet 6 works out renting your own garage or spare space as a side hustle. Sheet 7 pays back new or converted units, and sheet 8 checks whether a month of rent, late fees and admin fees, less bad debt, hit your target.
Every figure is an example for you to overwrite; there is no market rent inside. These are estimates, not tax or legal advice; fees follow your own lease and the rules that apply to you. Every formula was recalculated and checked against an independent implementation before this shipped.
What is in it
8 calculators, one per sheet. Overwrite the blue cells with your own numbers and everything else follows — nothing is locked, there are no macros, and it opens in Excel, Numbers, LibreOffice and Google Sheets.
- Cost per sq ft a month — What does each rentable sq ft cost you a month, rented or not?
- Price by unit size — What does each unit size rent for at your own rate per sq ft, and what does it leave?
- Occupancy and vacancy — What does the rented share earn, what do empty units cost, and where is break-even?
- Move-in discount — What does a first-month-off offer cost over a renter's whole stay, and does it pay?
- Rate increase vs move-out — How many renters can leave over a rate increase before it loses you money?
- Rent out your own space — As a side hustle, what does renting out your garage or spare space leave you a year?
- Payback on new units — How long until new or converted units pay back what they cost to build?
- Did this month pay — Once the month is over, did rent and fees, less bad debt and bills, hit your target?
Every formula was checked
This pack contains 61 formulas. Before it was published, every one of them was recalculated by a spreadsheet engine and compared against an independent implementation of the same arithmetic written in Python. All 61 agreed to within a cent, and the workbook carries a Verification sheet saying so.
That is an unusual thing to be able to claim about a spreadsheet, and it is the main reason to buy this one rather than download a free template. A formula that looks right and is wrong is worse than no formula at all, because you will act on it.
What each calculator assumes
There is a sheet listing this, because a calculator that hides its assumptions is just a number generator:
- Yearly bills are spread evenly over twelve months. Only rentable sq ft counts, so aisles and office space are paid for by the units. Your own pay is inside management, so what is left later is profit.
- Every size rents at the same rate per sq ft. The rate is yours alone; the pack names no market rent. Cost per sq ft assumes every sq ft is rented; sheet 3 deals with empty ones.
- Every rented sq ft pays the sheet 2 rate. An empty unit costs only the rent it would bring; the bills are the same either way. Rent billed but never paid belongs on sheet 8 as bad debt.
- Every renter, with the offer or without, stays the months you enter. The extra move-ins are your own estimate. The discount is charged here as money given away, so the offer has to earn it back.
- A renter who leaves is replaced at the new rent after the empty months you enter, within the year. Renters who stay pay the new rent all year. Nothing is assumed about how renters react.
- Insurance is a yearly cost whether or not the space is rented. Utilities and your time count only in rented months. The rent is your own figure; nothing here says what a garage rents for.
- The new units are rented at the share you enter from the first month; the months it takes to fill them add to the payback. Loan interest is not counted; if you borrow, add it to the running cost.
- The month's bills are the sheet 1 figure; replace it with the real bills if they differ. Rent written off is taken out of income, so a renter who did not pay is charged here. Your own pay is inside the bills.
What this is not
Not financial, tax or legal advice, and not a recommendation to buy, sell, borrow or sign anything. These are calculators: they show what a choice costs, not which choice is right for you. Where a published rate or threshold is used it is the one current when the pack was built — those change, the arithmetic does not.
Honest about the format
One .xlsx workbook, 8 calculator sheets plus Start Here, Assumptions and Verification. Not a PDF, not a physical product, not a Notion template. Available immediately after purchase; nothing ships.
