Before we enter into the fine points of leasing property,I want to discuss
two crucial concepts that you need to master to become a successful
landlord.These are attitude and leadership.
There are just so many ways to write a lease, or maintain a security deposit,
or evict a tenant. Forms, procedures, and law govern the various technical
stages of the leasing process, and once you understand what to do and how
to do it,that’s pretty much it.But how you conduct yourself in the landlord-
tenant transaction is entirely up to you.

Attitude
Your attitude, your behavior, your personality, and your reactions are all
yours to control. There is no statute or form that tells you how to act with
regard to your tenant.But how you conduct yourselfin dealing with your ten-
ant often determines whether or not you have a successful business relation-
ship,and ultimately,that is what we are concerned with here.That is the “art”
of being a successful landlord and the whole point of leasing a property.
Nobody legitimately transacts business with the intent to fail.

Leadership
When you enter into a landlord-tenant relationship through a lease agree-
ment,you become a party to what is known as a bilateral or two-party agree-
ment. However, unlike in other two-party contracts, in the landlord-tenant
situation,the parties are not really equal as a matter of law.When the tenant
signs the lease, he or she acquires what is known as a leasehold interest in the
