Every free cleaning calculator online answers the customer's question — what will it cost me to hire a cleaner. This one answers yours: does this contract make money, month after month, for twelve months?

THE ONE NUMBER THAT DECIDES IT

Square feet per cleaner-hour. Same 5,000 sq ft office, same weekly service: at 5,000 sq ft per cleaner-hour the monthly price works out at $418.60. At 2,500 it is $602.60. Most operators quote the footage and guess the hours. This sheet makes you state the rate, then checks it against the ISSA-published band for that kind of building and prices the gap in dollars a year.

WHAT IT DOES

• Break-even per visit AND per month — labour, supplies, vehicle, equipment, overhead

• The monthly contract price to quote, the annual contract value, and your profit over the term

• "Am I underpricing?" — type the monthly price you were about to put on the proposal and it tells you in dollars what that contract does to you over twelve months

• Production-rate check — your assumed sq ft per cleaner-hour against the published ISSA 612 band

• Two market anchors — published per-square-foot bands by facility type, PLUS revenue per cleaner-hour, which cares about neither footage nor visit frequency. When they disagree the sheet tells you which one to trust

• Labour-share check — labour runs 40–60% of revenue in this trade; above that there is nothing left for supervision, equipment or a bad month

• Contract log and dashboard — monthly recurring revenue, win rate, annual value won

THE PENNY LINE

On 5,000 sq ft, being wrong by one cent a square foot a month is $50 a month and $600 over the term. That is why contracts are priced per square foot and not by feel.

WORKED EXAMPLE — the sheet's own output at the shipped defaults

5,000 sq ft office, once a week, 4,000 sq ft per cleaner-hour, 6 restroom fixtures, one cleaner, 12 miles round trip:

Break-even $69.69 a visit / $301.99 a month. Charge $107.22 a visit / $464.60 a month. Annual contract value $5,575.
