See what each of your short-let properties really makes, month by month, from Airbnb's own earnings file.

Download your earnings CSV from Airbnb (Menu › Earnings › Paid › Get CSV report), paste it in, and the workbook matches each booking to your property.

What it does

• Reads Airbnb's earnings CSV in its older and newer layouts; columns are found by name
• Matches bookings to up to 10 properties by a word in the listing title, and lists every listing title it found
• Spreads each stay's nights and money across the months it covers; long stays paid in monthly instalments are counted once
• Leaves out payout transfers and shows pass-through occupancy tax separately from income
• Other bookings tab for Booking.com, Vrbo and direct guests
• Costs tab with 16 categories, per property or shared, plus fixed monthly costs per property
• Dashboard for all properties or one: nights, occupancy, ADR, RevPAR, gross, cleaning, platform fees, costs and profit for 12 months, with a chart
• Properties tab: every property side by side
• Checks box: flags rows it can't read, bookings with no property, duplicates, mixed currencies, and rows where Airbnb's amounts don't add up. It doesn't guess.

Tested on real files: publicly available real Airbnb earnings CSVs (12 files, 3 layouts) plus a 4-property sample. Anything unrecognised is flagged; message me and I'll fix it.

Size: room for 500 rows of the Airbnb file (about a year for 1–2 properties); start a new copy for the next year, or message me for a larger version.

Works with Microsoft Excel (desktop, 365, online). Built for Google Sheets too: it uses only functions Google Sheets has.
