Capital Gains & Investment Tax Tracker
Capital Gains and Investment Tax Tracker Excel for your tax-season prep — buy log, sell log, gains and losses summary, and a tax estimate with a dashboard. Know what each sale really made, which gains are short-term, which losses the wash-sale rule took away, and what the tax estimate looks like.
Built for investors who need every buy and sell organized for tax time — holding periods, short-term vs long-term splits, and wash sales in one workbook — without accounting software. If a loss was washed, this workbook shows the cost instead of hiding it.
WHAT'S INCLUDED (6 sheets):
- Buy Log — date, security, shares, price per share, commission, and cost basis for every purchase. Cost basis fills in by formula.
- Sell Log — date sold, security, buy date, shares, sale price, commission, proceeds, cost basis, gain or loss, days held, short or long term, and a wash-sale flag for every sale. Cost basis comes from your brokerage statement; everything else fills in by formula.
- Gains and Losses Summary — every sale pulled from the log by formula, split into short-term and long-term gains and losses, with the wash-sale disallowance and the net gain or loss.
- Tax Estimate — estimated tax on the net short-term and long-term gains at planning rates you enter, the tax cost of the wash sale, and any loss carryforward.
- Dashboard — total proceeds, cost basis, net gain, short-term vs long-term split, estimated tax, effective rate, gains by security, and proceeds by holding period.
- Cover and How to Use — start here. Yellow cells are the only ones you edit.
EXAMPLE DATA (2026 — replace with your own numbers):
- 10 buys totaling 445 shares and 65,639.00 in cost basis.
- 9 sales: proceeds 61,312.50; cost basis of sales 57,953.00; raw gain 3,359.50; wash-sale losses disallowed 727.00; net adjusted gain 4,086.50.
- Short-term gains 4,651.50; short-term losses -1,210.00; net short-term 3,441.50.
- Long-term gains 825.00; long-term losses -180.00; net long-term 645.00.
- Estimated tax at planning rates: short-term 757.13 at 22 percent; long-term 96.75 at 15 percent; total 853.88; effective rate on net gain 20.9 percent.
- Tax if the TSLA loss had not been washed 693.94; tax cost of the wash sale 159.94; loss carryforward to 2027: 0.
HOW IT WORKS:
1. Download the Excel file instantly after purchase.
2. On sheet 1, add a row per purchase: date, security, shares, price per share, and commission. Cost basis fills in by formula.
3. On sheet 2, add a row per sale: date sold, security, buy date, shares, sale price, commission, and cost basis from your brokerage statement. Proceeds, gain or loss, days held, and holding period fill in by formula. Mark Wash Sale? Yes if you repurchased the same security within 30 days.
4. On sheet 3, the short-term and long-term totals update by formula. A wash-sale loss is added back, not counted.
5. On sheet 4, enter the short-term and long-term rates you are planning with. The estimated tax updates by formula.
HOW THE NUMBERS WORK:
Proceeds are shares times sale price minus commission. Gain or loss is proceeds minus cost basis. Days held are the sale date minus the buy date; more than 365 days is long-term, otherwise short-term. A wash-sale loss is disallowed when the same security was repurchased within 30 days — the loss is added back to the gain. Estimated tax is net short-term gain times the short-term planning rate plus net long-term gain times the long-term planning rate. If the year is a net loss, up to 3,000 offsets ordinary income per year and the rest carries forward.
WHO IT'S FOR:
Investors who want every buy and sell organized for tax time — holding periods, short-term vs long-term splits, and wash sales in one workbook — without accounting software.
PLEASE NOTE:
- This is a digital download. No physical item will be shipped.
- Works in Microsoft Excel and Google Sheets (upload to Google Drive to open in Sheets).
- Example data for 2026 is included (10 buys, 9 sales). Replace it with your own numbers.
- The example is simplified: cost basis comes from your brokerage statement, and the tax estimate uses planning rates of 22 percent short-term and 15 percent long-term. Your actual tax depends on your bracket, other income, the net investment income tax, and state tax.
- All figures are planning estimates for the 2026 tax year. This is a planning tool only, not tax, legal, or CPA advice.
- Due to the nature of digital downloads, refunds are not available. Message me before buying if you have a question.
