A landlord spreadsheet that does the math for you. Log rent and expenses as they happen; the rent roll, cash flow and Schedule E fill in by themselves.

What's inside (9 tabs):

- Dashboard: rent collected, expenses, NOI, cash flow after the mortgage, occupancy and past-due rent, plus a per-property table and leases ending soon

- Rent Roll: a 12-month grid per tenant. Green = paid in full, amber = partly paid, red = nothing paid after your grace period. Balance owed per tenant

- Properties: units, value, loan, mortgage payment and cash invested. Cap rate, cash-on-cash return and equity are worked out for you

- Leases: tenant, unit, dates, rent, deposit. Status shows Active, "Ends in N days" or Ended

- Payments: pick the tenant and the property fills in. Rent counts toward the month you choose, so early and late payments land in the right column

- Expenses: per property, with Schedule E categories

- Schedule E: every line (rents, advertising, insurance, repairs, taxes, utilities, mortgage interest, depreciation...) totalled per property, plus monthly income, expenses and cash flow

- Setup: tax year, grace period, late fee, your own categories

Holds 12 properties, 60 leases, 1,500 payments and 2,000 expenses. Works in Excel (2016+, Microsoft 365, Mac or Windows) and Google Sheets. Ships with sample data so you can see it working; clear the yellow cells to start.
