Arizona real estate salesperson exam: 300 original practice questions written to the published content outlines for both the national portion and the Arizona state portion, with an explanation for every wrong answer as well as for the right one.

This is a question bank, not a textbook. It is built for the stage after the pre-licensing course, when what is left is finding out which answers are wrong, and why.

Which exam this book is for

It is written for the Arizona real estate salesperson licensing exam, delivered by Pearson VUE for the Arizona Department of Real Estate, to the content outlines in the candidate handbook dated February 2026 (national outline effective 1 April 2025, Arizona state outline effective 1 January 2026). Arizona tests the salesperson license in two separately scored portions, and this book covers both: the national (general) portion, 80 scored questions in 150 minutes, and the Arizona state portion, 60 scored questions in 90 minutes. Each portion also includes 5 unscored pretest questions, and the handbook sets the passing score at 75 percent on each portion.

How the book is organized

  • 170 questions on the national portion in 8 chapters, one per outline section: Real Property Characteristics, Legal Descriptions, and Property Use; Forms of Ownership, Transfer, and Recording of Title; Property Value and Appraisal; Real Estate Contracts and Agency; Real Estate Practice; Property Disclosures and Environmental Issues; Financing and Settlement; Real Estate Math Calculations.
  • 130 questions on Arizona law and practice in 11 chapters, one per section of the Arizona state outline: Arizona Real Estate Regulatory Framework; Arizona Consumer Protection Laws; Advertising; Arizona Agency; Licensee Duties and Obligations; Licensee Competencies and Duties; Reasonable Skill and Care; Contracts; Critical Business Services for a Real Estate Transaction; Ownership and Encumbrances; Foreclosure, Short Sale and Deed in Lieu Process.
  • A 21-question diagnostic that returns a study order rather than a score, weighted by the outlines, so a gap in Real Estate Contracts and Agency, 16 of the 80 scored national questions, outranks a gap in the foreclosure, short sale and deed in lieu section, 3 of the 60 scored Arizona questions.
  • Two practice exams of 119 questions each (69 national and 50 Arizona), mixed in the outlines' proportions. They are shorter than the real exam's 140 scored questions, and on the real exam each portion has its own time limit.
  • A second-best-answer drill, a misconception index, an outline cross-reference and a glossary.

What is different about the explanations

Most prep books explain the correct answer and leave the other three alone. Every explanation here does four things: why the key is right, traced to the outline topic it came from; why each wrong option was tempting, naming the misconception behind it; the detail in the question that rules that option out; and the one line that separates the key from the next-best option. On a scenario exam the failure mode is rarely ignorance. It is choosing the second-best answer.

Written to the published content outlines

Every question traces to a topic in the Arizona salesperson content outlines. The Arizona questions are written from the state's own law and the Department's own publications: the real estate statutes and the Commissioner's Rules as printed in the Department's Arizona Real Estate Law Book, the Department's substantive policy statements, the Arizona statutes on community property, conveyances and recording, homesteads, judgment liens, planned communities, mortgages and the anti-deficiency rule, escrow, title insurance and mortgage lending, fair housing, consumer fraud, property tax and water supply, and the Arizona Supreme Court's decision on a buyer's agent's duty to the seller. The national questions draw on federal fair housing, truth in lending, closing disclosure, appraisal and lead-based paint rules, EPA radon guidance, the FHA handbook, the IRS publication on rental property, the federal surveying manual and open textbooks on property law, agency and mathematics. Where Arizona law answers a question differently from the general rule, the answer follows Arizona law. No question is taken from, or modeled on, any real exam question. The diagnostic, the two practice exams and the drill draw on the same bank, so 300 is the number of distinct questions in the book rather than a count of repeats.

No book can promise a result. This one shows which answers are wrong, and what the wrong answer was built out of, before the exam asks.
