Check-in minus checkout in minutes against the property's own clean estimate plus a buffer you set. The cleaning fee is read from each property; direct cost is estimated from the cleaner's rate plus laundry. Supplies, restocking, travel and parking are outside that estimate. The margin on every clean is a number rather than a feeling, with a reorder list and a cleaner reliability score that avoids rating too little evidence.

THE SHEETS

• Start Here: four cells to set and the order to use the tabs

• Dashboard: eight computed numbers and two charts for fees, direct costs, margin and portfolio risk

• Settings: buffer, laundry cost per load, restock threshold, target cover, inspection pass score and damage-recovery window

• Properties: one row per property; cleaning fee is entered once

• Turnovers: one row per checkout, with time window, fee, estimated direct cost, margin and feasibility checks

WHAT MAKES IT DIFFERENT

The cleaning fee is entered once per property and carried into every turnover. Feasibility compares the available window with the estimated clean time plus your buffer. A turnover that has not happened stays blank instead of appearing as a zero-minute clean.

Airbnb, Vrbo and Booking.com hosts with one to five properties who clean, or pay someone to clean, between guests and want to understand what each clean costs.

COMPATIBILITY

Designed and checked for Microsoft Excel 2016 or later on Windows and Mac. Google Sheets, LibreOffice Calc and Apple Numbers have not been tested. No macros or add-ins.
