This spreadsheet is a calculation tool only and does not constitute financial, investment, tax, or legal advice. Sample numbers are illustrative; verify all figures with licensed professionals before purchasing any property.

Screen the flip in five minutes — then run the whole project in the same workbook.

Most flip spreadsheets do one job. This one does both: a complete deal analyzer (profit, MAO, break-even, sensitivity) AND the project-control layer flippers usually buy separately — expense log, contractor bids, change orders, payments, timeline, punch list — 17 sheets, all connected by formulas.

YOU GET THREE FILES (ZIP)

• EXAMPLE — the workbook filled with one complete sample deal, so you can see how everything connects

• BLANK — the same workbook with empty inputs; copy it for every property

• Quick-Start.pdf — five minutes to your first verdict

ANALYZE (before you buy)

• Flip Analyzer — purchase, rehab, holding, hard-money financing, selling costs → net profit, ROI on cash, break-even sale price

• Sensitivity — profit across ARV −20%…+10% and rehab overruns to +50%, with financing re-computed at every level

• MAO & 70% Rule — classic MAO, your cushion in $ and %, plus an all-in max price built from YOUR target profit

• Financing — loan-to-cost, points, interest-only, month-by-month schedule

RUN THE PROJECT (after you buy)

• Dashboard — profit, cushion, budget burned, holding cost per day, open punch items, cost-breakdown chart

• Rehab Budget — 14 categories, plan vs actual; actuals fill themselves from the Expense Log

• Expense Log — every dollar out, by category, paid/unpaid tracked

• Contractor Quotes — 3 bids per category compared: totals, cheapest bid, cheapest mix

• Change Orders — approved changes raise your Revised Budget automatically; no paper trail, no change

• Payments — who got paid; reconciles against the log

• Timeline — rehab phases on a 12-week grid

• Flip Checklist (15 pre-purchase checks) + Punch List + Glossary

• Model Checks — the workbook verifies its own math on 8 identities; if a line says CHECK, an edit broke a formula

FAQ

• Cash purchase? Set loan-to-cost to 0% — financing costs drop out.

• Draw-based loan? Interest is modeled on the full loan from day 1 (conservative); if your lender charges on drawn funds, your real cost is lower.

• Why does the budget's Actual column move by itself? It sums the Expense Log by category — log the expense, the budget follows.
