Consistent screening protects you and treats every applicant the same way. This scorecard turns your written rental criteria into a simple weighted score, so decisions are organized, comparable, and documented.
Set your criteria once: points for income-to-rent ratio, credit band, rental history, references, and policy flags, each with a weight you choose, plus a minimum score and income ratio. Voucher or subsidy amounts can count toward the rent calculation.
For each of up to five applicants side by side, you get:
- Points per category and a total score
- - A rank
- - A status: MEETS, REVIEW, BELOW, or INCOMPLETE
- - The highest score, and the first complete application that meets your criteria (for owners who use first-qualified policies)
A Fair Housing Note tab reminds you to publish your criteria, apply them equally to every applicant, and never use protected characteristics. Check your federal, state, and local rules, including source-of-income laws.
