Your Tenant Is Moving Out: Free Ontario Landlord Checklist (2026)
A free 2-page checklist for Ontario landlords whose tenant has said they're leaving. Work through it in order, from the first text message to re-renting.
What it covers:
- Getting the notice in writing on the right form (N9 or a signed N11), and why a text isn't enough
- Checking the termination date: 60 days for monthly tenancies, 28 days for daily or weekly, the last day of a rental period, and the February rule, with 3 worked dates
- Filing an L3 in case the tenant doesn't leave, and the 30-day deadline before their notice becomes void
- Showings, accepting rent and the last month's rent deposit while they're still there
- Move-out day: the walk-through, keys and belongings left behind
- What rent is owed if they leave early or without notice, and your duty to re-rent
Every item links to the official source (the Residential Tenancies Act, LTB forms and instructions, and Tribunals Ontario). Checked October 23, 2026.
