Dated payoff letters, payment jumps, and the roof hiding inside the "solar" loan.

A financed solar system is owned by the homeowner, but the balance still has to be dealt with at the sale. Some servicers don't allow transfers at all. Payoff letters carry dates. Some loans assume a tax-credit paydown, and the payment can rise if it never happened. Some "solar" loans also financed a roof.

This cheat sheet is for listing agents, buyer's agents, and closing coordinators. It explains how solar loans are usually resolved at a sale, summarizes what selected servicers publicly say about payoff and transfer, shows how a payment jump can catch a seller off guard (with a de-identified example), and lists the red flags to watch for, including the UCC-3 termination after payoff.

What's inside:

  • Payoff vs. transfer: how solar loans are usually resolved
  • Servicer policies as publicly posted (checked Oct. 13, 2026)
  • Payment-jump and bundled-roof warning signs
  • UCC-3 termination follow-through
