A Claude skill for listing agents with more than one offer on the table.

Paste the offers (price, financing, down payment, earnest money, contingencies, credits, closing date, escalation clauses, rent-back) and your seller's costs. You get:

  • A side-by-side table of every offer, with "not stated" wherever an offer is silent. Nothing is invented.
  • The seller's estimated net for each offer, with the math shown, plus the downside net if a financed offer appraises at list.
  • Escalation clause math done right, including two competing clauses and offers with seller credits, with both readings shown.
  • A closing certainty rating (HIGH / MEDIUM / LOW) for each offer, with the single biggest risk.
  • The seller's options (accept, counter, highest and best, backup) and what a counter would be worth.
  • A plain-language summary you can send to your seller.
  • A "before you present" checklist: documents to verify, costs to fill in, deadlines.

Fair housing built in: buyer letters and personal details are left out of the comparison and the seller summary, with a note explaining why.

Tested side by side against plain Claude on sample multiple-offer situations, and reviewed blind.

Example (shortened)

Two offers. Offer A: $480,000, FHA loan, asks for a 3% seller credit. Offer B: $470,000 cash, no credit. The seller's payoff is $300,000, and the agent enters commission and closing costs as 6% of the price.

Seller's net, Offer A: $480,000 - $28,800 costs - $14,400 credit - $300,000 payoff = $136,800.

Seller's net, Offer B: $470,000 - $28,200 costs - $300,000 payoff = $141,800.

Closing certainty: A is MEDIUM (the appraisal has to support $480,000), B is HIGH (no loan, no appraisal contingency).

For the seller: the lower price nets $5,000 more and has fewer ways to fall through.

Who it's for

Listing agents presenting two or more offers who want the seller's net, the escalation math and the risks laid out the same way every time.

Questions

Do I need a paid Claude plan? No, it works on all plans, including Free.

Where do the costs come from? You enter them. Closing costs, commissions and taxes vary by state and deal, so the skill never assumes them and marks anything missing as "not stated".

Can I try the math first? Yes, with the free escalation clause calculator: https://temperbyte.github.io/escalation-clause-calculator/ and the free appraisal gap calculator: https://temperbyte.github.io/appraisal-gap-calculator/

How to use: download the file, add it in Claude under Customize > Skills (+ > Create skill > Upload a skill), then paste the offers. Works on all Claude plans, including Free. Code execution must be turned on in Settings > Capabilities.
