A house is not the whole property. The garage that doesn't match, the fence in a fourth color, the shed nobody planned — that's what this report fixes, and it also tells you what your current paint is visibly doing before you cover it with new paint.
You send photos of the whole property. You get back:
- THREE PALETTE DIRECTIONS, PROPERTY-WIDE — your house, garage, fences, and sheds designed as one place, each direction rendered on your photos with placement maps per structure
- THE PRODUCT SCHEDULE — product type and sheen per surface (quantities are labeled rough planning estimates only; your painter measures)
- THE PHOTO-OBSERVATION CONDITION REPORT — what a camera can honestly see: visible peeling, staining, caulk gaps, wear — each item tied to the exact photo it came from and ordered by painting-prep priority. Priority order in this report is a painting-prep order, not a safety order.
Observations from photographs only — not a home inspection; hidden or structural conditions cannot be assessed from photos
That boxed line sits on page one of every report, and the condition section closes by repeating it. Read this part carefully, because it's the honest core of the product: observations from photographs only — not a home inspection. Where something visible deserves a professional's eyes, the report says "a local painter or inspector can confirm" and stops there. The report does not diagnose causes. It includes no repair specifications, no repair pricing, and no contractor recommendations. Every observation is labeled with its source photo. Structures your photos do not cover are listed on the cover page as NOT covered — nothing is guessed at from buildings that were not photographed.
I'm a photo-based color consultant — not a licensed contractor, painter, home inspector, or engineer.
Jerry reviews every deliverable before the buyer sees it — every report is reviewed by me personally before delivery.
HOW IT WORKS / CLOCK / CAPACITY
Your clock is 7 business days from COMPLETE intake (front, corners, rear, and a photo set for each structure, plus the structure inventory answers). Capacity: 1 report in flight at a time.
Reshoot-before-clock rule: if your photos can't support quality renders, I'll ask for better ones before the clock starts, never after.
One revision round is included (swap or tune one structure's direction set only), claimed within 7 days of delivery.
Rendered colors are visualizations. Actual paint appearance varies with light, surface, screen, and application. Always test physical swatches on your home before buying full quantities.
Lateness = full refund: if your report is not delivered within 7 business days of complete intake, your refund is automatic on request — reply to the email thread, no forms.
Holiday-squeeze doubling: delivery windows double during holiday-squeeze weeks — Nov 23–26 and Dec 21–25 — stated at intake before the clock starts.
HOA / local rules: Checking your HOA's rules is your responsibility. Supply their approved palette and all three directions are designed inside it. Local rules are the customer's responsibility to check and supply.
Your photos: your photos are used only for your deliverable, and deleted 30 days after delivery. Portfolio use only with separate written opt-in — and addresses are never published.
Palette cards: colors are identified from a manufacturer's own published chart only where that chart can be verified on the day your report is produced, and are otherwise given descriptively and flagged "match by swatch." No paint code is ever printed from memory.
Just the front of the house? Essential ($199, one direction) or Signature ($299, three directions). Selling instead? Curb Appeal for Sellers ($249) is the resale cut.
Two different 'paint' services live in this shop. The Paint Report ($79) audits how your online STORE looks — covers, colors, layout. This service is about your actual HOUSE and property. If your store is what needs help, you want the other one.
FAQ:
Q: Is the condition report an inspection?
A: No — plainly and by design. It's observations from your photographs, each labeled with its photo. It cannot see hidden conditions, it doesn't diagnose causes, and it doesn't replace a licensed inspector. It's a prep-planning document for your repaint.
Q: Which structures are covered?
A: Every structure your photos actually cover — the cover page lists them, and lists any that weren't photographed as not covered. I don't guess at buildings I can't see.
Q: When does my 7 days start?
A: At complete intake — the full photo set plus answers. Not at purchase.
Q: What if it's late?
A: Full refund — reply to the delivery email. No forms.
Q: HOA?
A: Your HOA's rules are yours to check; supply their palette and all three directions are designed inside it.
Q: What happens to my photos?
A: Used only for your report, deleted 30 days after delivery, never published without your separate written permission, and addresses are never published.
