They mailed a fine. You have 30 days from the postmark — not from the day you opened it.
Texas Property Code § 209.007 lets you request a hearing on or before the 30th day after the association mailed the notice. Section 209.006 says they must send a proper verified-mail notice before they levy a fine, suspend common-area rights, charge you for damage, or report you to a credit bureau.
This kit is those two letters, filled-in samples, and a certified-mail send list.
Included now:
• B1 Hearing request (preserves the hearing; asks for the evidence packet the statute requires 10 days before)
• B5 No-notice / defective-notice dispute (use when they skipped certified mail or left out the hearing language or the cure date)
• How to find the address on the recorded management certificate
• Fictional Fort Worth samples so you are not staring at empty brackets
Not included: a lawyer, a guarantee the board will drop the fine, or Chapter 82 condo procedure. If you already have a foreclosure or a lawsuit, stop and call a Texas HOA attorney.
