Home Office Deduction Tracker Excel for anyone working from home who wants to measure the office, log the costs, and see whether the regular or simplified method wins — with an exclusive-use check for every workspace in one workbook.

Built for home-based workers and small business owners who need to know, room by room, what actually qualifies — without accounting software. If a room doubles as a guest bedroom, this workbook excludes it before you claim it.

WHAT'S INCLUDED (6 sheets):

  • Home and Office Measurements — total home area, qualifying office area, office percentage, and an exclusive-use check for every workspace. Only exclusive-use space counts.

  • Direct Office Expenses — repairs and supplies used only in the office, deducted in full, with a total.

  • Indirect Expenses — mortgage interest, property tax, insurance, utilities, HOA, and maintenance for the whole home, prorated by the office percentage. The deductible share fills in by formula.

  • Deduction Summary — regular method vs simplified method side by side, which is higher, the difference, and the excluded workspace.

  • Dashboard — office share, direct and indirect totals, both methods, the winner, direct expenses by item, indirect share by category, and workspaces.

  • Cover and How to Use — start here. Yellow cells are the only ones you edit.

EXAMPLE DATA (2026 — replace with your own numbers):

  • Home 1,800 square feet; qualifying office 180 square feet; office percentage 10 percent; workspace measured 430 square feet; excluded workspace 250 square feet.

  • Direct office expenses 786 (8 items, including a 189 desk chair, 145 filing cabinet, and 120 office paint and supplies); indirect expenses 18,100 a year (6 items, including 9,600 mortgage interest and 3,200 property taxes); indirect deductible share 1,810.

  • Regular method total 2,596; simplified method total 900 (180 square feet at 5 per square foot); difference 1,696; regular method monthly equivalent 216.33.

  • Higher method: Regular method.

HOW IT WORKS:

1. Download the Excel file instantly after purchase.

2. On sheet 1, enter the total home area and each workspace, and mark exclusive use honestly — a room used for anything else does not qualify.

3. On sheet 2, log costs used only in the office. These are deducted in full.

4. On sheet 3, log whole-home costs. The office share fills in by formula.

5. On sheet 4, compare the regular method against the simplified method and see which is higher.

HOW THE NUMBERS WORK:

Office percentage is qualifying office area divided by total home area. Direct expenses are deducted in full. Each indirect expense is multiplied by the office percentage to get its deductible share. The regular method total is direct expenses plus the indirect deductible share. The simplified method total is qualifying area (capped at 300 square feet) times 5 per square foot. You claim one method, not both.

WHO IT'S FOR:

Home-based workers, freelancers, and small business owners with a dedicated home office who want to track the deduction through the year and compare both methods before filing — without accounting software.
