By purchasing or downloading a Platwright template, you agree to these terms.

1. What you're buying

A digital spreadsheet file, delivered as an instant download after payment, together with a one-page Welcome Guide. Payment and delivery are handled by Payhip. You are buying a license to use the file, not ownership of the template itself.

2. What you may do

Use the template for your own properties or your own business, on as many of your own devices as you like. Edit it, rename it, type over the empty slots that are already there, change labels, adapt it to how you work. Keep it indefinitely — there is nothing to renew.

3. What you may not do

· Resell, redistribute, share, or give away the file, in original or modified form

· Publish it, or any substantial part of it, for download elsewhere

· Sell it as part of a bundle, course, or membership

· Claim it as your own work, or use it to build a competing template for sale

Sharing the file with a partner, accountant, or property manager who is working on your properties with you is fine. Distributing it beyond that is not.

4. Instant delivery and refunds

Because the file is delivered immediately, purchases are final. The exception — a file that won't open, the wrong file, or a formula error — is covered in the Refund Policy, which is part of these terms.

5. No warranty

The template is provided "as is". It is tested carefully before release: every calculation engine is recalculated outside the spreadsheet and compared against the file, and each one is tested empty, with extreme dates, and with values entered in the wrong fields. That testing is real, and it is not a guarantee that the file is free of errors, or that it fits your particular situation.

Platwright is not liable for any loss, cost, or damage arising from your use of a template, including any decision made on the basis of a number it produced. If a formula is wrong, report it and it will be corrected — that is the remedy available.

6. Not advice — read this one

A Platwright template is a calculation tool. It is not financial, tax, or legal advice, and it is not a substitute for an accountant, a tax preparer, a financial adviser, an attorney, or an appraiser.

It is not built for filing taxes and must not be used to prepare or support a tax return.

It does not evaluate whether a property is a good investment, and it makes no claim about any return, profit, yield, or rate of performance — past, expected, or typical. Any figures shown in product images, on this site, or inside a template are illustrations of how the file works. They are not results, projections, or promises.

7. Third-party software

Templates are built for Microsoft Excel and Google Sheets. Neither is provided by Platwright, and Platwright has no control over changes those products make. Compatibility is stated on each product page at the time of purchase.

8. Email

If you download the free Deal Screener, you're added to the Platwright email list and will receive occasional messages about new templates and updates. Every message has an unsubscribe link. Your address is not sold or shared.

9. Changes

These terms may be updated. The current version, with its date, always lives on this page. Changes apply to purchases made after the update.
