I'm someone who bought their first investment property in March 2024 — terrified, second-guessing every decision, and figuring it out as I went. Within 12 months I'd bought a second. Today those two properties are worth a combined $1.55m and have generated $395,000 in combined capital gains across Western Australia and Victoria.

I work a full-time job earning a salary. I didn't have a trust fund or a property-investing parent who showed me the ropes. I had Google, a good broker, and a willingness to learn faster than I was comfortable with.

What I didn't have was a clear, honest, Australian-specific guide that told me exactly what to do, in what order, and why. I had to piece it together from books, podcasts, broker conversations, accountant meetings, and expensive trial and error.
