Full description

For residence managers, asset managers, financial controllers and owners' committees of condo-hotels and branded residences with a rental pool. You enter the pool agreement terms (distribution costs, operator fee, cost per rented night, fixed pool costs, reserve contribution), the owner-borne costs (service charge per square metre, insurance, property tax, cleaning of owner stays) and, for each unit and month, owner use days, maintenance days, nights rented and room revenue. The workbook builds the monthly pool statement down to net pool income, gives every unit participation points (size x view factor x days available to the pool) and shares the net pool income by points. Owner-borne costs come off unit by unit, monthly advances are paid on account and a year-end true-up settles the balance. The same pool is also split by revenue earned so owners and the committee can see who gains from the points method. Each owner's net payout is shown as a yield on purchase price, with a ranking, a yield distribution and a printable statement for any unit.

Save with a bundle: this workbook is also in the Hotel Finance & Investment Pro Bundle, 25 workbooks for $59 instead of $329. All 100 Pro workbooks are in the Pro Library for $119, and all 241 templates and workbooks are in the Ultimate Hospitality Library for $149.

FAQ

How are participation points calculated?

Points per day = unit size in square metres x a view factor you set. Monthly points = points per day x days the unit was available to the pool, so owner use and maintenance days reduce a unit's share.

Why compare points with revenue earned?

Points share the pool by what each owner contributes in space and time; revenue earned rewards the units that happened to sell. The comparison shows which owners gain or lose under the points method and flags large differences.

Can owners end the year owing money?

Yes. If monthly advances exceed the year's net payout, the true-up is negative and the Reconciliation tab lists the amount to recover.

Can I change the pool agreement terms?

Yes. Distribution costs, operator fee, cost per rented night, fixed costs, reserve %, owner-borne costs and the advance % are all inputs.

How many units does it hold?

50 unit slots. The sample uses 40; add units in the spare rows of Units and enter their months on Unit_Nights.
