Built and checked by a CPA. Every formula tested against a separate calculation. 30-day money-back guarantee.

Selling one property? Try the free 2027 CGT Change Checker (payhip.com/b/6T3X4) for a quick estimate. The Command Centre is for your whole portfolio: every property, both owners and every sale year to 2037.NEW in version 1.3 (28 Oct 2026): indexation now counts the 12 months from your purchase date, as the ATO says (a property bought in late 2026 and sold in 2028 is now indexed); the Medicare levy phases in from $28,011; and carried-forward rental losses now reduce the tax on a sale. The web app has the same changes.

NEW in version 1.2 (22 Oct 2026): every tab now looks and works like an app screen, not a worksheet: no gridlines or row numbers, a branded header with a one-line instruction on each tab, Home and Dashboard links, cleaner tables and clearly marked input cells. Same tested formulas: every result was checked identical to the previous version.

NEW in version 1.1: a one-page Overview with your net position at 2037, the effect of the new rules, first-year cash flow and equity, plus net-position and cash-flow charts; a clickable Home page that takes you to every tab; and a cleaner layout throughout. Same tested formulas.

Your whole investment property portfolio, year by year to 2037, under the capital gains tax and negative gearing rules that start on 1 July 2027. Tax for each owner, every year, compared with the old rules.

Most calculators look at one property and one sale. This one plans your whole portfolio: up to five properties owned by one or two people, with any ownership split, from 2026-27 to 2036-37.

What it works out

  • Each property every year: rent (including a granny flat), running costs, interest (interest-only or P&I), depreciation, net rental result and cash flow
  • Each owner every year: taxable rental result, capital gains on planned sales, the 30% minimum tax top-up, and the tax effect (or refund)
  • The new negative gearing limit: for established homes bought from 12 May 2026, losses from 1 July 2027 are only used against residential property income and gains, with the rest carried forward and used when you sell
  • Capital gains tax on each sale: the 50% discount on growth to 1 July 2027, indexation and the minimum tax on growth after it; new builds use the cheaper method
  • The same plan under the old rules, so you can see what the changes mean for you
  • For each property: the tax and the cash left after the loan if you sold at 30 June of any year to 2037
  • Scenarios: interest rate rise, slower or faster growth, extra vacancy, a different sale year, or adding a new build

What you get

  • Interactive web app (.html): opens in any browser, results update as you type, works offline, save and open your portfolio as a file
  • Excel workbook (.xlsx): Inputs, Dashboard with chart, Portfolio, Owners, a sheet per property, and Rules & Rates you can edit
  • Example figures included

How it was checked

  • The web app and the Excel workbook were each tested against a separate reference calculation across hundreds of randomly generated portfolios, matching to the cent.
  • The capital gains tax calculation matches our CGT Reform Planner and reproduces the Government’s published examples (the $1,600 minimum tax top-up, and the David and Michael indexation examples, to within a few dollars because sales are assumed to settle on 30 June).

Good to know

  • The value at 1 July 2027 is a valuation you enter or an estimate assuming steady growth from purchase to sale; the official method may differ.
  • A new build means bought new and not sold before (unless the builder owned it and it was not occupied for more than 12 months).
  • Not covered: your main residence, companies, trusts, super funds, foreign residents, tax offsets, land tax, Medicare levy surcharge.
  • Assumptions (such as the order losses are used) are listed in the Rules & Rates tab.
  • Designed by Plain Numbers Co with the help of AI tools.
