Find out whether you'll pay more or less tax on selling an Australian investment property under the capital gains tax rules that start on 1 July 2027, and by how much. Answer five questions: when you bought, what you paid, when you expect to sell, the sale price and your other income. The checker shows the tax under the new rules, the tax under the old 50% discount, and the difference, for you and a co-owner.

  • The split at 1 July 2027: growth up to then keeps the 50% discount; growth after it is indexed for inflation and has a 30% minimum tax. Use your own valuation at 1 July 2027 or our estimate. The Government's "apportionment method" isn't law yet, so the checker labels its estimate as illustrative.
  • Two owners, each with their own share and income. Income support recipients are exempt from the minimum tax.
  • Stamp duty estimated by state for the purchase, which you can type over.
  • "How we worked this out": every step of the sum, from the gain to each owner's tax.
  • Runs in your browser. Nothing you type is sent anywhere.

New in v1.3 (24 October 2026): every rule was re-checked against the ATO, the Treasury Laws Amendment (Tax Reform No. 1) Act 2026 (No. 49) and the Budget explainer. Indexation now counts the 12 months from your purchase date, as the ATO explains. The tax now includes the low income tax offset and the lower Medicare levy for low incomes. Property bought before 20 September 1985 is now covered. The stamp duty estimate now rounds half cents correctly.

Need two scenarios, new builds, improvements, the negative gearing limit or every sale year to 2037? Those are in the CGT Reform Planner.
