The Listing Playbook
Stop Wondering What Comes Next
Know what to do, what to say and how to keep your listing moving.
A seller calls. You book the appointment. Great. Then the questions start.
What should I ask on the first call? How do I prepare for the appointment? Where do I begin with the CMA? What do I bring? What happens after the paperwork is signed? When do I order photography, install the sign, build the MLS listing and update the seller?
Your brokerage can teach you contracts, forms, MLS rules and compliance. You absolutely need that. But there is another layer that can be surprisingly hard to find: the everyday process of keeping a listing moving.
The Listing Playbook is for those moments when you are sitting there thinking, What do I do next?
It gives you one organized place to turn from the first seller call through the first offer, so you do not have to rebuild your process every time a listing opportunity appears.
This Is the Actual Process I Use
I created The Listing Playbook from more than 10 years in real estate, multiple Boise Regional REALTORS Top Producer awards and the working systems I have refined as an Idaho Real Estate Broker.
This is not a textbook or a collection of vague advice. It is for those moments when you are sitting there thinking, What do I do next? Your real estate bestie is not always available, and not every process question requires a call to your broker. Sometimes you just need someone to walk you through what comes next, remind you of the little things and help you keep the listing moving.
That is exactly why I created this. I am here to help. Use the Playbook, make it your own and come back to it listing after listing. You do not have to reinvent the wheel with every seller.
Use It, Make It Yours and Come Back to It
• Know what to ask on the seller call and what to do after you hang up.
• Walk into the listing appointment prepared instead of scrambling to remember every detail.
• Research the property and work through the CMA in a logical order.
• Give the seller a clear preparation and launch timeline.
• Keep photography, media, marketing and the MLS build organized.
• Launch the listing with a final-check process you can trust.
• Stay on top of showings, feedback, seller updates and pricing conversations.
• Know what to review when the first offer arrives.
