300 original practice questions, every one written from the published national content outline, with an explanation for every wrong answer as well as for the right one.

This is a question bank, not a textbook. It is built for the stage of study where the pre-licensing course is done and what is left is finding out which answers are wrong, and why.

Which exam this book is for

It is written for the national (general) portion of the real estate salesperson exam in states that test through Pearson VUE, to the national content outline effective 1 April 2025. It does not cover your state's law portion, which is tested separately: pair it with your state's own material. If your state tests through a different provider, that provider's national outline is organised differently.

How the book is organised

  • A 21-question diagnostic that returns a study order rather than a score, weighted by the outline, so a gap in the 20 percent Real Estate Contracts and Agency domain outranks a gap in the 8.75 percent Financing and Settlement domain.
  • One chapter per outline domain: Real Property Characteristics, Legal Descriptions, and Property Use; Forms of Ownership, Transfer, and Recording of Title; Property Value and Appraisal; Real Estate Contracts and Agency; Real Estate Practice; Property Disclosures and Environmental Issues; Financing and Settlement; Real Estate Math Calculations. The chapters, the diagnostic and both practice exams follow the published weights.
  • Questions in sets of ten, with the answers starting on a later page, so reading ahead by accident is not possible.
  • Two practice exams of 80 questions each, the length of the national portion's scored section, mixed in the outline's proportions. Time limits are set by each state's candidate handbook; the Arizona and Nebraska handbooks allow 150 minutes.
  • A second-best-answer drill, a misconception index, an outline cross-reference and a glossary.

What is different about the explanations

Most prep books explain the correct answer and leave the other three alone. Every explanation here does four things: why the key is right, traced to the outline topic it came from; why each wrong option was tempting, naming the misconception behind it; the detail in the question that rules that option out; and the one line that separates the key from the next-best option. On a scenario exam the failure mode is rarely ignorance. It is choosing the second-best answer.

Written to the published content outline

Every question traces to a topic in the national content outline for salespersons. The explanations draw on public sources: the federal fair housing, lending, settlement, appraisal and lead-based paint disclosure rules, the EPA's radon guidance, the FHA handbook, the IRS publication on rental property, the federal surveying manual, and open textbooks on property law, agency and mathematics. The questions keep to federal law and the national standard, not any one state's rules. No question is taken from, or modelled on, any real exam question. The diagnostic, the two practice exams and the drill draw on the same bank, so 300 is the number of distinct questions in the book rather than a count of repeats.

No book can promise a result. This one shows which answers are wrong, and what the wrong answer was built out of, before the exam asks.
