Paste your listing. See what to fix before it goes live.

Pre-Explained checks your listing, post or flyer for fair housing, financing and license-line wording worth a second look. It tells you why each one was flagged and gives you a cleaner version. You review it. Your broker, and your lender for anything about financing, have the final say.

$29 one time. Runs in your own ChatGPT or Claude account (you need a plan with Projects and file uploads, paid separately to OpenAI or Anthropic).

What you get

  • Ad & Post Risk Flags: paste a listing, post or flyer. Get the flagged phrases, the reason for each, and a cleaner version.
  • Financing Explainers: buyer-handout drafts with your name on them. Seller credit vs. price cut, 2-1 buydowns, and prequalified vs. preapproved.
  • Lender-Update Translator: type what your lender told you. Get text and email drafts for your buyer. The instructions require a wire-safety reminder; check that it's there before you send.

What's in the download: a ZIP of instructions and reference files for the three tools, plus a setup guide, worked examples and a limitations page for each. In your own ChatGPT or Claude account, you create one Project per tool, paste its instructions and add its reference file. The tools write draft text for you to review and format. There's no app, AI subscription or finished PDF handouts included.

Tap Preview for an illustrative worked example of each tool.

How it works

  1. Download the ZIP.
  2. Follow the guide to set up each tool in your own ChatGPT or Claude account (a plan with Projects and file uploads).
  3. Paste, review, send.

Who built it

I'm Jared Price, a licensed loan officer since 2012 and a California real estate broker. When something has to come from the lender, like a rate or a payment, the tools are built to say so instead of guessing.

Good to know

  • It's built not to quote rates, payments or closing costs, or promise approvals. Those come from a lender.
  • It's a second set of eyes, not legal review. AI can miss or over-flag wording and can make mistakes, so review every draft. It doesn't check photos, MLS rules, brokerage policy, state or local fair housing rules, whether property facts are accurate, or whether a financing program exists or applies.
  • Use your own summary, without client names, identifiers, loan documents or private financial details. Anything you type goes to your AI provider.
  • Fair housing checks cover the federal protected classes. License-line checks cover California and Texas.
  • One purchase covers one person. Teams and brokerages: email support@preexplained.com.
  • Sales are final, but if something doesn't work as described, email support@preexplained.com within 30 days and we'll fix it, help you get it running, or refund you.
