North Carolina Real Estate Exam Prep — Ebook with Full Explanations (EPUB + PDF)
North Carolina real estate broker exam: 300 original practice questions covering both portions of the exam, the national section and the North Carolina state section, with an explanation for every wrong answer as well as for the right one.
This is a question bank, not a textbook. It is built for the stage after the pre-licensing course, when what is left is finding out which answers are wrong, and why.
Which exam this book is for
It is written for the North Carolina real estate broker license examination, delivered by Pearson VUE, to the content outline in the candidate booklet dated April 2026. North Carolina licenses new agents as brokers (a new licensee starts as a provisional broker), so this is the exam a first-time North Carolina licensee takes. It covers both sections: the national section (80 scored questions, 150 minutes) and the North Carolina state section (60 scored questions, 120 minutes). Each section is scored separately, the passing score is 75 on each, and both must be passed within the same 180-day eligibility period.
How the book is organised
- 171 questions on the national section in 8 chapters, one per content area: Real Property; Ownership; Valuation; Contracts & Agency; Real Estate Practice; Property Disclosures; Financing; Real Estate Math.
- 129 questions on North Carolina law in 8 chapters, one per state content area: Licensure; Agency; Supervision/Compensation; Brokerage Practice; Taxes/Insurance; Contracts/Closing; Landlord/Tenant; Other NC Laws.
- A 20-question diagnostic that returns a study order rather than a score, weighted by the outline, so a gap in Agency, 16 of the 60 scored state questions, outranks a gap in Licensure, 3 of the 60.
- Two practice exams of 120 questions each (69 national and 51 state), mixed in the outline's proportions. The real exam has 140 scored questions (80 national and 60 state), times the two sections separately and adds unscored pretest questions.
- A second-best-answer drill, a misconception index, an outline cross-reference and a glossary.
What is different about the explanations
Most prep books explain the correct answer and leave the other three alone. Every explanation here does four things: why the key is right, traced to the outline topic it came from; why each wrong option was tempting, naming the misconception behind it; the detail in the question that rules that option out; and the one line that separates the key from the next-best option. On a scenario exam the failure mode is rarely ignorance. It is choosing the second-best answer.
Written to the published content outline
Every question traces to a content area in the North Carolina outline. The North Carolina questions are written from the state's own law: the Real Estate License Law and the Commission's rules on licensing, brokerage agreements and agency disclosure, dual and designated agency, the broker-in-charge and trust accounts; the State Fair Housing Act; the landlord and tenant statutes; the statute of frauds, recording and the Marketable Title Act; the zoning and subdivision statutes; and the statutes on the excise tax on conveyances and property tax. The national questions draw on federal fair housing, lending, settlement, appraisal and lead-based paint rules, EPA radon guidance, the FHA handbook, the federal surveying manual and open textbooks on property law, agency and mathematics. Where North Carolina law answers a question differently from the general rule, the answer follows North Carolina law. No question is taken from, or modelled on, any real exam question. The diagnostic, the two practice exams and the drill draw on the same bank, so 300 is the number of distinct questions in the book rather than a count of repeats.
No book can promise a result. This one shows which answers are wrong, and what the wrong answer was built out of, before the exam asks.
