UNITY PICS SHOWS IT USING TRANSPARENCY + OPAQUE. I recommend using transparency to get the mesh look, but it can work as a solid shirt as well.
I suggest playing around w the alpha settings as shown in the video to get different levels of opacity.
Please note that Unity cannot get the same results as the blender render, some details will be lost which is why im showing the in engine look as well.
