- ABOUT THESE TERMS
These Terms and Conditions apply to purchases of digital products from Clear Property Choices through our website or Payhip store.
Please read them carefully before placing an order. By purchasing a digital product, you agree to these Terms and Conditions and any policies referred to during checkout.
Nothing in these terms limits or excludes any rights that cannot legally be limited or excluded under UK consumer law.
- OUR DIGITAL PRODUCT
The Inherited Property Action Pack is a downloadable PDF intended to provide general educational information and practical organisational tools relating to inherited property in England and Wales.
The product description displayed before purchase forms part of the contract. Customers should review the description, format, compatibility information and price before ordering.
The product is supplied in PDF format. The customer is responsible for having a compatible device and suitable software capable of opening PDF files.
- INFORMATION ONLY — NOT PROFESSIONAL ADVICE
The product provides general information only. It does not constitute legal, financial, tax, probate, mortgage, valuation, surveying, estate-agency or other regulated professional advice.
Every property and estate is different. Laws, procedures, taxes, fees and official guidance may change. Customers should verify important information using current official sources and obtain independent advice from an appropriately qualified professional where necessary.
Purchasing or using the product does not create a solicitor-client, financial adviser-client, estate-agent-client or other professional advisory relationship between the customer and Clear Property Choices.
No decision concerning probate, property ownership, taxation, debt, a mortgage, litigation or the sale of a property should be based solely on this product.
- ORDERING AND PAYMENT
The total price payable will be displayed at checkout before the customer confirms the purchase. Applicable digital sales taxes may be included in the displayed price or calculated by the sales platform according to the customer’s location.
Payment is processed by the payment provider shown during checkout. We do not receive or store the customer’s complete payment-card details.
An order is accepted when payment is successfully completed and an order confirmation or download access is provided.
- IMMEDIATE DELIVERY
The product is supplied electronically. Following successful payment, the customer will normally receive immediate access through the download page and an email containing a download link.
The customer must provide a valid email address and is responsible for checking any spam or junk folder.
If the download link or file cannot be accessed, the customer should contact support@clearpropertychoices.co.uk. We will take reasonable steps to restore access or provide a replacement copy.
- CANCELLATION RIGHT FOR IMMEDIATE DIGITAL CONTENT
Before receiving immediate access, the customer will be asked to:
(a) expressly consent to the digital content being supplied immediately; and
(b) acknowledge that the statutory 14-day right to cancel will be lost once the download or supply begins.
Where the customer provides that consent and acknowledgment, the customer will not normally have a right to cancel merely because they have changed their mind after supply has begun.
This does not affect the customer’s statutory rights where the digital content is faulty, misdescribed, not supplied as agreed or otherwise fails to conform to the contract.
- REFUNDS AND REMEDIES
Refunds are considered in accordance with applicable UK consumer law and our Digital Content and Refund Policy.
If the digital product is faulty, corrupted, materially different from its description or cannot be accessed, the customer should contact us with the order email address and a description of the problem.
We may first provide a replacement file, corrected copy or restored access where this is an appropriate legal remedy. Where the issue cannot be resolved, the customer may be entitled to a price reduction or refund as required by law.
Nothing in these terms removes or restricts the customer’s statutory remedies.
- PERSONAL LICENCE
Purchase grants the customer a limited, non-exclusive, non-transferable licence to download and use the product for the customer’s own personal, non-commercial purposes.
The customer must not, without prior written permission:
(a) reproduce or distribute the product to other people;
(b) resell, sublicense, rent or commercially exploit it;
(c) upload it to a shared website, file-sharing service or public database;
(d) remove ownership, copyright or branding notices; or
(e) present the product, in whole or in substantial part, as their own work.
Reasonable personal printing and storage on the customer’s own devices are permitted.
- INTELLECTUAL PROPERTY
All intellectual-property rights in the product, including its written content, structure, design, checklists and original graphics, belong to Clear Property Choices or the relevant identified rights holder.
Purchase transfers a right of personal use only and does not transfer ownership of the intellectual property.
- ACCURACY AND UPDATES
We take reasonable care when preparing our digital products. However, we do not promise that general information will remain complete, current or suitable for every individual situation.
Where appropriate, later customers may receive an updated version. Unless expressly stated, a purchase does not include a permanent obligation to provide future editions or personalised updates.
- LIABILITY
We do not exclude or limit liability where doing so would be unlawful, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or breach of statutory consumer rights.
Subject to the paragraph above, we are not responsible for losses resulting from:
(a) treating general educational information as personalised professional advice;
(b) failing to obtain appropriate independent advice;
(c) information supplied inaccurately or incompletely by the customer;
(d) changes in law, taxation, official procedures or third-party services after publication; or
(e) events outside our reasonable control.
The product is supplied for private consumer use. We are not responsible for business losses, loss of profit, loss of opportunity or interruption to commercial activity arising from unauthorised business use.
- THIRD-PARTY SERVICES AND LINKS
The product may identify or link to government bodies, charities, professional advisers or third-party services. Such references are provided for information and convenience.
Unless expressly stated, Clear Property Choices does not control, endorse or guarantee third-party services and is not responsible for their availability, content, charges or actions.
Customers should conduct their own checks before instructing or paying any third party.
- PERSONAL DATA
Personal information is handled in accordance with our Privacy Policy. Payment processors and the digital-delivery platform may process information independently under their own privacy terms.
- COMPLAINTS
Customers should send complaints to:

Please include the order email address, purchase date and a clear description of the issue. We aim to acknowledge complaints within five working days and to provide a substantive response within fourteen working days where reasonably possible.
- CHANGES TO THESE TERMS
We may update these terms when our products, business practices or legal obligations change. The terms applying to an individual purchase are those made available when the order was placed, except where a change is required by law or benefits the customer without reducing their rights.
- GOVERNING LAW
These terms are governed by the law of England and Wales.
If the customer lives elsewhere in the United Kingdom, they retain the protection of any mandatory consumer laws applicable where they live. Nothing in this clause prevents a consumer from using a court that has jurisdiction under applicable consumer law.
