Airbnb Cleaning Schedule: How to Plan Turnovers Across Several Rentals

One rental is easy to clean between guests. Six rentals with same-day check-outs and check-ins, two cleaners and a weekend full of short stays is a scheduling problem. The hosts who handle it well plan from the booking calendar, not from the cleaner's phone.

Start with the turnover window

For every stay, the window is the time between the guest checking out and the next guest checking in. With an 11:00 check-out and a 16:00 check-in on the same day, the window is 5 hours, and the clean, any laundry swap and the final check all have to fit inside it.

Flag every booking where the next arrival is on the same day. Those are your fixed jobs. Stays with a free night afterwards can move, which gives you room to balance the cleaners' days.

Estimate cleaning time by property, not by guess

Clean time depends mostly on size and setup: number of bedrooms and bathrooms, beds to strip and remake, and whether laundry is done on site. Time three or four real cleans per property, set a standard time for each size, and add extra time for deep cleans and for guests who stayed a week or more.

Match jobs to cleaners

  • Give each cleaner a daily maximum number of jobs or hours
  • Group properties that are close together on the same cleaner
  • Assign same-day turnovers first, then fill the flexible jobs around them
  • Keep a backup cleaner for weekends and holiday peaks

Count linen before it becomes the bottleneck

Each turnover needs a full set of bed linen and towels for the next guest while the used set is washed. Most hosts keep at least two or three sets per bed. When turnovers bunch together on a weekend, a short linen stock stops the schedule before the cleaners do.

Check quality, then pay

Use a short checklist with photos for each clean, and score it against a pass mark. Pay per turnover, with a surcharge for same-day jobs if your market expects it. A simple log of cleans, pay and quality scores makes the monthly payout and any dispute easy to settle.

A weekly routine

  1. Export or copy the next 30 days of bookings every Monday
  2. Mark same-day turnovers and long stays
  3. Assign cleaners and confirm with them
  4. Check linen sets against the busiest day of the week
  5. Review last week's quality scores and missed items
