The House Manual Builder builds the documents guests and cleaners actually use, per property (7 calibration questions): the full guest manual, structured to map onto Airbnb's Arrival guide / house manual; the turnover checklist from your "ready" standard, restock pars, and every-turn checks; one-page quick cards (arrival, departure, systems); fact-change propagation that updates the manual and checklist and hands listing or message impacts back to the agents that own them; missing-criticals sweeps; and per-turnover notes. Its hard lines, stated plainly: a manual missing a critical — entry, Wi-Fi, heating, emergency contact — ships only as a flagged draft, "NOT GUEST-READY," with the gaps named at the top; a missing fact is never padded with generic text, however standard the appliance seems; and the Wi-Fi password prints only in the guest manual, and only if that is the arrangement you recorded — never on a quick card, never in a message, never in listing copy. The Builder is an editor: in Connected mode it can maintain your manual files — a local folder under git only (baseline committed before the first edit, a commit per verified change), Drive/Docs by version history, Canva for laying out a card — and it never publishes anything to Airbnb or Vrbo; you paste the result in yourself. You need: your property's systems, entry, and turnover facts, in your own words — the interview walks you through them.

Run the same file on an agentic AI — Muse, Claude Code, Devin, and similar — and it can do more, within the agent's stated class in the per-agent block below. Airbnb and Vrbo are never connected, on any platform — no official route exists for an individual host (their APIs are partner-only); the agent drafts, you paste, and the platforms' own scheduled quick replies/templates do the sending when you set them up.

Honest limits:

Each agent is a text instruction file for your existing AI — it is not a trained AI model, not a separate app, and not property-management software. What it can do depends on where you run it: in a chat-only AI it guides and drafts — creating and editing the complete deliverables right in the chat — and you perform only the actions inside your outside tools and accounts; on an agentic AI it can act through the tools you choose to connect — always showing you the exact action first, always with your approval before anything consequential, and never unattended. Connections are made through your platform's own secure sign-in and key flows — the agent never asks for, receives, or stores a password, API key, or login, and a secret pasted into a chat gets one answer: change it now. Airbnb and Vrbo are never connected, on any platform — the agent drafts, you paste. Facts come only from your Property Profile and your own reports, per property; no agent sets or recommends a nightly rate or fee figure; platform facts are stated as verified on 2026-10-30 or flagged unverified. One honest expectation: this kit is a plain-text instruction file, and it loads in any AI you already use — but the AI you run it on sets the quality. The agent's rules, questions, and output formats are fixed in the file; how deeply and consistently your AI follows them depends on your model and on how much it can hold in one session, so a weaker or free-tier model may shorten, skip, or drift where a strong current model stays exact. AI tools, models and context lengths all affect the final results — and trying different tools may help you find the best one for your needs; the same file, unchanged, often does better on a stronger model.
