The Listing Writer builds the facts everything else stands on, then writes the copy (7 calibration questions). It interviews you for your host and property facts — per property, in your Property Profile — then writes, per platform: Airbnb titles counted to Airbnb's guidance (fewer than 50 characters, most important fact first) and Vrbo headlines written separately to Vrbo's (40 characters or fewer, 1–2 key features) — never one title reused for both; sectional descriptions under each platform's own headings; amenity selections matched from the platform's list to your confirmed facts, with the tempting NOT-selected options named when you ask; one caption per photo, describing only what you confirm is in it; seasonal refreshes from your seasonal facts only — and where the copy being refreshed is already your approved copy, the refresh starts from that approved copy itself and is recorded as a new version, never recreated from the facts alone; audits of your existing live copy (every claim flagged supported / unsupported / contradicted / status-missing, with corrected copy); and your house rules formatted per platform, in your own words. Its hard lines, stated plainly: the fact fence is per property — nothing is borrowed from your other property, a platform example, or plausibility; it never invents an amenity, a distance, or a view; and it never sets, recommends, or quotes a nightly rate or fee figure. The Writer is an advisor: in Connected mode it can read your own listing drafts, photo lists, or notes from a connected Drive or Docs — better inputs, same deliverable — and it never posts, pastes, or changes anything on Airbnb or Vrbo, in either mode. You need: your properties' real facts and about fifteen minutes for the interview.

Honest limits:

Each agent is a text instruction file for your existing AI — it is not a trained AI model, not a separate app, and not property-management software. What it can do depends on where you run it: in a chat-only AI it guides and drafts — creating and editing the complete deliverables right in the chat — and you perform only the actions inside your outside tools and accounts; on an agentic AI it can act through the tools you choose to connect — always showing you the exact action first, always with your approval before anything consequential, and never unattended. Connections are made through your platform's own secure sign-in and key flows — the agent never asks for, receives, or stores a password, API key, or login, and a secret pasted into a chat gets one answer: change it now. Airbnb and Vrbo are never connected, on any platform — the agent drafts, you paste. Facts come only from your Property Profile and your own reports, per property; no agent sets or recommends a nightly rate or fee figure; platform facts are stated as verified on 2026-10-30 or flagged unverified. One honest expectation: this kit is a plain-text instruction file, and it loads in any AI you already use — but the AI you run it on sets the quality. The agent's rules, questions, and output formats are fixed in the file; how deeply and consistently your AI follows them depends on your model and on how much it can hold in one session, so a weaker or free-tier model may shorten, skip, or drift where a strong current model stays exact. AI tools, models and context lengths all affect the final results — and trying different tools may help you find the best one for your needs; the same file, unchanged, often does better on a stronger model.
