Approach and Mission

Hello. We’re Maggie Mark and Pete Kai Cunliffe, the people behind Neartú Advisory™.

Neartú Advisory™ is an independent advisory practice built around a simple idea:

Strengthen the thinking behind the decision.

We work across three connected areas — business strategy and digital advisory, AI systems architecture, and European relocation advisory — helping people and organisations make better decisions when the obvious answer isn't necessarily the right one.

The decisions may be very different.

A founder may need to clarify what the business actually sells, strengthen its positioning or work out why a good offer isn't reaching the right people.

An organisation may be considering an AI system and need to understand what should actually be built, whether the underlying process and data are ready, and where the risks sit before investing heavily.

An individual, couple or family may be considering a move to Europe and need to work out where they could build a viable life before property searches, paperwork and professional advice start driving the decision.

Different decisions. The same discipline.

We start with the real problem.

What are you actually trying to achieve? What assumptions are you making? What information is missing? Which decisions are connected? What needs to happen first?

And what could become expensive, impractical or difficult if it is approached in the wrong order?

We don't believe in adding complexity for the sake of looking clever.

We believe in clarity over jargon and useful outcomes over appearances.

Two perspectives. One practice.

Maggie brings the commercial, strategic and human side.

Her background spans banking, higher education, communications, writing, marketing, real estate and independent consulting. Her work focuses on positioning, commercial strategy, authority, market intelligence, buyer psychology and the human side of significant decisions.

She tends to ask:

What are we really trying to achieve? Who needs to understand this? Why should they care? Where is the value? And how do we make that value easier to see, trust and act upon?

Pete brings the technical and analytical side.

His experience spans machine learning, operational intelligence, forecasting, Python, automation, cybersecurity, systems design and technical problem-solving.

He tends to ask:

What is the evidence? What are the assumptions? Does it actually work? Is it feasible, secure and worth the investment? Where are the weak points?

Those perspectives don't always begin in the same place.

That's rather the point.

A persuasive idea still has to survive reality.

Whether we're working on a business, evaluating an AI opportunity or helping someone plan a move to Europe, our role is to connect the strategic question with what needs to happen in the real world.

Sometimes that means giving you clarity about what to do next.

Sometimes it means challenging an assumption before it becomes an expensive mistake.

Sometimes it means helping you build the thing itself.

And sometimes the most useful answer is that something shouldn't be built, bought, moved forward or done yet.

What can we help you decide?

For businesses:

How to position the business, strengthen the offer, build authority, improve visibility, develop content, use AI intelligently and create a digital presence that reflects the quality of the work.

For organisations considering AI:

Where AI could create genuine value, what the risks and constraints are, whether the organisation is ready, and what architecture or implementation approach actually makes sense.

For people considering a move to Europe:

Whether relocation makes sense, where to look, what the practical realities are, how property fits into the decision and what needs to be understood before making a major commitment.

The subject changes.

The standard of thinking doesn't.

Start with the decision in front of you.

You don't need to know exactly which Neartú service you need.

Tell us what you're trying to decide, improve or make possible. We'll help establish the right starting point.

The Books

Publishing is not an afterthought at Neartú Advisory™. It is one of the ways we turn research, experience and strategic thinking into something people can actually use.

Our books, guides and courses are designed to help people understand a place, a decision or a possibility before they commit significant time, money or energy to it.

That philosophy is at the heart of Architecture of Relocation™.

Architecture of Relocation™

Relocating to another country is rarely as simple as choosing somewhere beautiful and moving there.

There are the obvious considerations — property, cost of living, residency, taxes, healthcare, schools, banking and transport.

Then there are the less obvious ones.

How will your ordinary day feel?

Where will your community come from?

What happens to your work?

What will you miss?

What are you prepared to compromise on?

And what happens when the holiday feeling wears off?

Architecture of Relocation™ brings those questions together into a practical framework for thinking through a move to Europe.

The Architecture of Relocation™ book and course take you through the process of understanding your motivations, defining your priorities, examining the realities of relocation and confronting the trade-offs involved — before you make the decision.

Because there is no perfect relocation.

You have to choose your hard.

The Guides

Alongside Architecture of Relocation™, the growing collection of Neartú Advisory™ guides explores destinations across Monaco, the French Riviera, the Italian Riviera, the South of France and the wider Mediterranean region.

These guides look beyond the holiday version of a place.

Yes, the coastline matters. So do the architecture, restaurants, cafés, markets, climate and the particular pleasures of Mediterranean life.

But so do the things that don't photograph nearly as well:

property prices, rental markets, residency requirements, healthcare, taxation, schools, banking, transport, bureaucracy, connectivity and the realities of everyday life.

Because somewhere can be wonderful for a two-week holiday and completely wrong for the life you want to build.

Our aim is to give readers enough context, research and practical information to ask better questions before making expensive decisions.

And that is the thread running through everything we do at Neartú Advisory™:

better information.

clearer thinking.

fewer assumptions.

better decisions.

Riviera & Mediterranean Advisory

Because of where we live, work and maintain relationships, Neartú Advisory™ also operates selectively across property, relocation, hospitality and regional opportunities in Monaco, the French Riviera and the Italian Riviera.

This is the place-based side of our work.

It can include private property searches and buyer representation, relocation guidance, introductions, hospitality opportunities, selected off-market situations and strategic support for businesses operating within these markets.

Our role is not to try to be everything to everyone.

We bring together the research, strategic thinking and local knowledge we have developed through working across these regions, and where a situation requires specialist legal, tax, immigration, financial or technical expertise, we believe in involving the appropriate qualified professional.

Good advisory is not about pretending to have every answer.

It is about knowing which questions to ask, which details matter and when another expert needs to be brought into the room.

Our Mission

Our mission is to help people and businesses make better-informed decisions about what comes next.

For a business, that may mean clarifying its positioning, strengthening its authority, developing its digital presence or turning years of expertise into something with greater commercial value.

It may mean researching a market, evaluating an opportunity, using AI more intelligently or challenging an assumption before money is committed.

For someone considering relocation, it may mean working out whether Monaco, Nice, Sanremo, Genova or somewhere else entirely is actually the right place to build the next chapter of their life.

Sometimes it means helping someone move forward. Sometimes it means helping them pause. And sometimes it means discovering that the original question wasn't quite the right one.

Different problems.

Different places.

Different decisions.

Same principle:

Understand first. Position properly. Then move.

Values, Experience and Perspective

We believe in curiosity, evidence, preparation, discretion, independence of thought and doing things properly.

We are both deeply interested in how things work — businesses, people, markets, technology, places and decisions.

We also believe expertise should survive scrutiny.

Impressive language cannot compensate for weak thinking. Visibility without substance eventually becomes noise. Strategy without execution is decoration. Technology without understanding the human problem rarely solves very much.

At the same time, excellent work that nobody understands or sees has a problem of its own.

That is why our work sits between substance and communication.

Maggie’s professional background includes finance, marketing, journalism, writing, strategy, business coaching and real estate.

She holds postgraduate qualifications in finance and business, trained through the London School of Journalism, studied strategy through Harvard Business School Online and qualified as a Master Business Coach.

Her professional life has crossed countries, industries and cultures, from finance and education to entrepreneurship, real estate, publishing and advisory work.

Pete’s background spans technology, machine learning, operational intelligence, digital systems, cyber security and complex problem-solving, alongside extensive operational and business experience.

His work brings a particularly useful discipline to research: question the premise, examine the system, look for what does not fit and avoid accepting conventional wisdom simply because it has been repeated often enough.

Between us, there is a fairly substantial amount of curiosity. That helps.

We value honesty, intellectual independence, useful work, strong relationships and delivering more substance than the marketing promises.

A Few Things About Us

♥ We are both relentlessly curious. A conversation can begin with property prices in Monaco and somehow end with machine learning, Roman history, behavioural psychology or why a specific town works better in November than August.

♥ Books matter enormously to us. We write them, research them, argue over details in them and keep producing more of them.

♥ We both like people who know things. Craftspeople, specialists, operators, chefs, engineers, writers, analysts - people who have spent enough time doing something to understand the bits that never appear in a textbook.

♥ Maggie has spent more than 25 years living outside her country of birth. That has produced a considerable collection of homes, languages, cultural misunderstandings and opinions about bureaucracy.

♥ Pete has an unusually broad technical and operational background. He has an inconvenient habit of asking the question that exposes the flaw in an otherwise perfectly attractive idea.

♥ We both love the Mediterranean, although neither of us believes sunshine automatically makes somewhere a sensible place to live.

♥ We like building things. Businesses, books, systems, ideas, websites, offers and occasionally plans that begin with, “What if we…?”

♥ Neither of us is really interested in corporate theatre. We prefer substance, humour, competence and conversations where people can say what they actually mean.

♥ Neartú Advisory™ is still growing. More books, more research, more consulting work and probably a few things we have not thought of yet.

If you would like to work with us — whether on business strategy, AI advisory, systems architecture, positioning, authority building, visibility, content, publishing, relocation or a Riviera-related project — you can get in touch through the Contact page.
