Full description

For owners, general managers, asset managers and financial controllers who are weighing a franchise offer against running the hotel as an independent. You enter the application fee, initial fee per room, opening training, the PIP capex the brand requires, royalty and marketing fund rates, the reservation fee per booking for each brand channel, the loyalty assessment per qualifying stay, the technology fee per room per month and annual training and other fees, plus the channel mix, commissions and nights per booking for both cases and Year-1 occupancy and ADR by month. The workbook builds bookings and loyalty stays by channel, adds up the total cost of affiliation per year, per occupied room and as % of rooms revenue, shows distribution cost per channel, and projects 10 years of incremental cash flow against the independent case. Because NPV is linear in the premium, it solves the exact RevPAR premium the brand must deliver for NPV = 0, checks it with an independent re-run, and also gives a Year-1 break-even premium, a premium sweep and three premium scenarios.

Save with a bundle: this workbook is also in the Hotel Finance & Investment Pro Bundle, 25 workbooks for $59 instead of $329. All 100 Pro workbooks are in the Pro Library for $119, and all 241 templates and workbooks are in the Ultimate Hospitality Library for $149.

How it works

  1. Enter the franchise offer, PIP capex and your independent marketing and systems costs on Assumptions.
  2. Set the channel mix, commissions, fee per booking and loyalty shares for both cases on Channels.
  3. Enter Year-1 occupancy and ADR by month on Volume.
  4. Read the cost per occupied room and % of rooms revenue on Fee_Build, then the 10-year view and NPV on Projection.
  5. Compare the break-even premium with what the brand can show, using the sweep, scenarios and grid on Sensitivity.

FAQ

What does "total cost of affiliation" include?

Royalty, marketing fund, reservation fees per booking, loyalty assessments per stay, technology, training and other annual brand fees, plus the one-off fees and PIP capex spread over their lives.

How is the break-even RevPAR premium calculated?

The 10-year NPV of affiliation against independence is linear in the premium, so the workbook solves it exactly from two re-runs and confirms it with a third. A Year-1 version with one-off costs amortised is shown too.

Can I model a different channel mix for the independent case?

Yes. Every channel has a share for each case, so an independent hotel can carry more booking-platform business and pay higher commissions.

Does it include F&B or other revenue?

No. Brand fees and the premium are measured on rooms revenue. Add other effects to the flow-through or the independent costs.

How do I know the formulas are right?

The Checks tab runs 14 tests, including fees summed channel by channel against a weighted method and a re-run that must give NPV = 0 at the break-even premium.
