This toolkit is for hotel owners, developers, asset managers, hotel consultants and general managers who prepare a feasibility study, an investment case or a loan request. It gives you a working financial model and the two documents that present it: a feasibility study report and an investment memo.

The workbook takes your inputs (keys, ADR, occupancy ramp, cost ratios, development budget, financing) and builds a ten-year pro forma by department to GOP, EBITDA, NOI and cash flow. It adds a debt schedule, returns (IRR, NPV, payback, cash-on-cash, DSCR), three scenarios with a selector, five sensitivity tables and a dashboard with four charts.

Every number in the files is illustrative. Replace the sample inputs with your own data and check local requirements for tax, insurance and licences.

How it works

1. Enter your project inputs on the Inputs tab and set the Base, Downside and Upside drivers on the Scenarios tab.
2. Choose the live scenario with the drop-down. All tabs recalculate.
3. Read the Dashboard, Returns and Debt tabs. Confirm that the Checks tab reads ALL OK.
4. Use the Sensitivity tables to find which driver moves the equity IRR and DSCR most.
5. Copy the figures into the study and memo templates and complete the fields in [square brackets].

FAQ

What software do I need? Excel 2010 or later or LibreOffice Calc for the workbook, and a Word processor for the templates. The model has no macros.

Does it work in Google Sheets? The file opens in Google Sheets and uses standard functions. Charts and conditional formats can look different, so check the Checks tab after import.

Can I edit everything? Yes. Blue cells are inputs. You can change formulas, but the Sens_Engine tab repeats the model logic, so structural changes need to be made there too. The Model Guide explains how.

Is this a physical product or a refundable item? It is a digital download. Because files cannot be returned, refunds follow the store's policy for digital products.
