Airbnb host tracker for coastal South Carolina. It shows the SC accommodations tax and local lodging tax you owe by area, every return due in the next 60 days, and a countdown to your STR permit and business license renewals. Tax data is as of Oct 27, 2026.

Log costs and direct payments from your phone, paste in the Airbnb earnings CSV, and it keeps your income, expenses and Schedule E totals for the year. Works for Vrbo and direct bookings too.

What's inside

Dashboard: estimated tax due in the next 60 days, every return and renewal coming up with days left, year totals by property and a list of anything that needs a fix.

Phone Entry: built for an iPhone screen. Pick the property, type and category, type the amount and it is saved to the Ledger. Room for 200 entries.

Airbnb Import: paste the earnings CSV at one cell. Each column is found by its header name, so a reordered export still works.

Bookings and Expenses: Vrbo, direct and other stays, and costs from a computer, one row per stay or receipt.

SC Taxes: pick an area to see the total rate, what Airbnb collects, what you still file, when it is due, the business license rule and the source links.

Schedule E: lines 3 to 21 by property, with shared costs kept apart.

1099-K Check: type Box 1a from each form and it compares it with your records, with seven plain reasons a gap can happen.

Take-Home: pick a town and type your rent, nightly rate, occupancy and costs to see what one property clears a month after Airbnb fees, lodging tax and property tax, with a plain verdict.

My Permits and Tax Filing Log: expiry dates count down in red and gold, and each return you file is logged.

Monthly: stays, nights, occupancy, gross, fees, net payouts and expenses by month.

You get one zip file, Coastal SC Host Tracker.zip, with the .xlsx inside. It opens with sample data for two properties so you can see it working. The Instructions tab says how to clear it.

City of Charleston, Charleston County (unincorporated), Folly Beach, Isle of Palms, Sullivan's Island, Kiawah Island, Mount Pleasant, Myrtle Beach, Hilton Head Island, City of Beaufort and Beaufort County (unincorporated).

Also listed with rates from our town rate table, with filing and license details still being researched: Seabrook Island, North Charleston (Charleston, Berkeley and Dorchester County parts), Summerville (Dorchester, Berkeley and Charleston County parts), Edisto Beach, Bluffton, unincorporated Horry County, North Myrtle Beach, Surfside Beach, and Tybee Island and Savannah in Georgia.

Good to know

Where our sources disagree or could not be confirmed, the cell is gold and says so. Folly Beach is listed at 14% and may be 15% if the City share is 3%. On Sullivan's Island and Kiawah Island it is unverified whether Airbnb remits the Charleston County 2%. Confirm gold items with the county or city before you file.

Every area row lists its source links and an as-of date. We recheck the tax table on the 1st of each month and post an updated file. To update by hand, paste the new table on the Tax Table tab and every formula follows.

Standard formulas only, for Excel 2016 or later and Google Sheets. No macros. Formula cells are locked with no password. In Google Sheets the lock does not carry over.
