A spreadsheet for short-term rental hosts in coastal South Carolina. Pick your area from a dropdown and the permit type, renewal rule, tax stack and official link fill in. Type your expiry dates and it counts down the days, turns red or gold as a renewal gets close, and lists everything due in the next 12 months in date order. Rules data is as of Oct 25, 2026.

What's inside

My Permits: room for 200 permits and licenses. Area, permit type, fees, renewal rule, tax stack and official link fill in from your area pick. Days to renewal turns red at 30 days or less, gold at 31 to 60, green after that.

Tax Filing Log: room for 300 returns. Pick the tax type and how often you file, enter gross receipts and the rate, and it works out the amount due. Status shows Filed, Late, Due this week or Upcoming.

Renewal Calendar: fills in by itself. Your renewals, your unfiled returns and 17 published town and county deadlines (Nov 15, 2026 to May 31, 2027) for the areas you track, sorted by date, with a count per month.

Area Reference: the rules for 12 areas, with permit, fees, caps, owner-occupancy, occupancy, renewal, taxes, recent changes and every official source link.

Start Here tab and a 1-page How to open in Google Sheets PDF.

3 EXAMPLE rows on each input tab so you can see how it works. Clear them when you are ready.

You get one zip file, Coastal SC STR Permit and Renewal Tracker.zip, with the .xlsx and the PDF.

Good to know

Where an official source did not confirm something, the cell says unknown and is shaded gray. Summerville's local tax rates and the Dorchester County local rates are marked unverified and shaded gold. Pending and proposed changes are labeled as pending.

The rules are a snapshot as of Oct 25, 2026 and do not update themselves. The free site lowcountry-str-rules.pages.dev tracks changes after that date.

State SCDOR return dates are not included. Add them from your SCDOR filing schedule.

Works in Excel, Google Sheets, Numbers and LibreOffice. Formula cells are locked to stop accidental edits, with no password. In Google Sheets the lock does not carry over.

This is a digital download, so nothing is shipped. You can download the zip right after you buy, and the download link is also emailed to you.

License (single person or single business): for use by one person, or one business and its own staff. You may not resell, share, give away or redistribute the files.
