Even when a listing is legitimate, it can be difficult to understand what the apartment and neighborhood actually feel like until someone visits in person.
The Ruby Apartment Tours & Neighborhood Insight service is designed for clients who already have one general neighborhood or focus area in mind and need someone physically located in South Korea to tour apartments, meet with realtors, document what is actually there, and provide honest local insight.
Instead of relying only on online listings, you will receive live or recorded apartment walkthroughs, neighborhood observations, transit and walkability information, and a personalized comparison report to help you make a more informed housing decision.
I do not choose the apartment for you or sign anything on your behalf. My role is to give you clearer information, local observations, and practical tools so you can confidently decide which option is right for you.

After purchasing, you will receive:

The intake form helps me understand exactly what you need before I begin contacting realtors or reviewing listings.
Step 2 — Complete Your Housing Intake Questionnaire
Your intake questionnaire may cover:

● Preferred move-in date
● Household size
● Visa or residency status, when relevant to housing eligibility
● Furnished or unfurnished preference
● Minimum apartment size
● Preferred number of rooms

Step 3 — Confirm One Neighborhood Focus Area
Ruby includes research and touring within one approved general neighborhood or focus area.
The exact boundaries will be confirmed before apartment visits are scheduled.
The focus area should be geographically reasonable enough for the apartment tours, realtor meetings, and neighborhood assessment to be completed within the package scope.
Examples may include:
● One district or neighborhood
● One university or workplace area
● One subway corridor
● One defined residential area
● One nearby cluster of communities agreed upon in advance
Ruby does not include broad comparisons between multiple distant areas.
For example, comparing Songpa, Hongdae, Gangnam, Incheon, and Suwon would require a higher-level comparison package.
What Is Included
Up to Four In-Person Apartment Tours
Ruby includes up to four in-person apartment walkthroughs within the approved focus area.
Apartment availability changes quickly in South Korea, so exact properties cannot be guaranteed in advance. Tours depend on current listings, realtor availability, property access, and whether the unit is still available when scheduling occurs.
For each scheduled apartment visit, I will:
● Meet with the realtor or property representative
● Visit the apartment in person
● Conduct a detailed video walkthrough
● Show the general layout and room flow
● Review visible storage space
● Show included appliances and furnishings
● Note natural lighting when reasonably observable
● Show windows and visible views when permitted
● Review the bathroom and kitchen condition
● Look at common areas when accessible
● Note building access, elevators, stairs, and entryways
● Compare the apartment to the online listing
● Point out noticeable differences between the listing and the actual property
● Identify visible concerns or questions you may want to raise with the realtor
● Ask reasonable property-related questions based on your intake form
● Share practical observations about the apartment and immediate surroundings
This is not a licensed property inspection. I will document visible conditions and share honest observations, but I cannot inspect hidden systems, guarantee future conditions, or certify the property.
Live or Recorded Video Walkthroughs
Apartment walkthroughs may be completed in one of two ways.
Live Walkthrough
When schedules and time zones allow, you may join the apartment tour live through:
● Zoom
● Google Meet
● FaceTime
● Another mutually agreed-upon video platform
During a live walkthrough, you may ask questions in real time while I move through the apartment and speak with the realtor.
Recorded Walkthrough
When a live call is not practical because of time differences, scheduling, internet access, or realtor availability, I will record the apartment walkthrough and send it to you digitally.
The recording allows you to review the property more carefully and revisit details before making a decision.
When recording is restricted by the property owner, building, realtor, or privacy rules, I will provide the most detailed alternative documentation reasonably permitted.
Up to Three Realtor Meetings
Ruby includes coordination and meetings with up to three realtors or property representatives.
This may include:
● Contacting realtors regarding available listings
● Confirming whether listings are still available
● Coordinating viewing appointments
● Asking questions connected to your stated housing priorities
● Meeting the realtor at scheduled apartment tours
● Clarifying basic listing information
● Confirming advertised rent, deposit, amenities, or included features when possible
One realtor may show multiple apartments during the same appointment.
The package includes up to three realtor contacts or meetings, not unlimited outreach to every realtor or property office in the area.
I do not act as a licensed real estate agent, legal representative, guarantor, or lease negotiator.
Neighborhood Vibe Check
Choosing an apartment also means choosing the daily life surrounding it.
Ruby includes an on-the-ground neighborhood assessment of the approved focus area.
Depending on your priorities, I may review:

Depending on your transportation preferences, I may compare:

An adjustment may include:

● Adjusting the evaluation based on reasonable feedback
● Reconsidering how the toured apartments rank against your original criteria
The adjustment round does not include:
● Starting a new search in a different neighborhood
● Touring four additional properties
● Contacting a new group of unlimited realtors
● Expanding the project into a multi-neighborhood analysis
● Adding unrelated school, childcare, immigration, or relocation research
Additional work may require an add-on, upgrade, or custom quote.

Ruby projects are generally completed within up to two weeks after:

The timeline may be affected by:

● Restrictions on access, recording, or property viewing
Because apartment listings in South Korea can move quickly, flexibility may be necessary.
If an originally selected apartment becomes unavailable, I will work within the agreed scope to identify a reasonable replacement when possible.
Service Area
Ruby is available within approved areas of:
● Seoul
● Incheon
● Gyeonggi-do, including selected areas such as Suwon or Yongin when approved in advance
Service outside the approved metropolitan area—including Busan, Daegu, Daejeon, Jeju, Pohang, or other distant regions—requires a custom Executive Concierge quote.
Travel outside the agreed service area is not included in the $300 package.

Know Before You Book

● Specific apartments cannot be guaranteed.
● Properties may be rented, removed, or changed before a tour can occur.
● Realtor participation and recording permission cannot be guaranteed.
● I will document visible conditions and compare the apartment to available listing information.
● I do not provide licensed property inspections.
● I do not guarantee that an apartment is free from pests, mold, hidden damage, structural problems, legal issues, or future maintenance concerns.
● I do not negotiate lease terms.
● I do not review contracts as an attorney.
● I do not sign leases.
● I do not send deposits.
● I do not handle client funds.
● I do not guarantee approval for a property.
● I do not make the final housing decision for the client.
● All contracts, payments, deposits, negotiations, and final decisions remain between the client and the realtor, landlord, or property owner.

Refund and Cancellation Policy
Ruby requires scheduling, realtor coordination, travel, listing research, and personalized preparation.
Because of the time and work involved, all sales are final once the service has begun.
The service is considered to have begun once any of the following occurs:
● Your intake form has been reviewed
● Listing research has started
● A realtor has been contacted
● A viewing has been scheduled
● Travel or apartment touring has begun
● Personalized documentation has been created
No refunds will be issued for:
● Completed services
● Partially completed services
● Changes in personal plans
● Changes in moving dates
● Changes in housing preferences
● Changes in budget
● Changes in location preferences after work has begun
● Apartments becoming unavailable
● A client deciding not to rent any of the toured properties
● A client choosing to delay or cancel their relocation
● Dissatisfaction with the available housing market
● Realtor or landlord decisions outside my control
If you request cancellation before work has begun, contact me as soon as possible to discuss available options.
If I am unable to provide the agreed-upon service, an appropriate refund will be issued.
